Loft Conversion Recommendations and Cost - London

Desperately trying to find a reputable loft conversion company. Does anyone have any recommendations for a company that can do a simple 12sqm dormer loft conversion with en suite bathroom for under £45k?

I am getting ridiculous quotes of £60k for what should be a simple and small conversion.

My friend had one done 15 years ago for £45k, so £60k is more on the mark frankly.
A friend recommended Regal (they mainly operate in sw London particularly Wimbledon).

Architect recently estimated £80,000 to me for something similar, also London, but this would include dismantling an existing conversion. I think £60,000 sounds about right.

We're being quoted £43,000 for a straight forward loft conversion without dormer in Manchester. I think £60,000 is probably fair.

£60k sounds about right. We've just been quoted £40k for a 2 bedroom velux conversion (no bathroom)

I had quotes 36 - 50 for hip to gabel and dormer in South Wales. Total cost was 45k. I imagine London is at least 20% more

If you are in East or South East London I can recommend the builder who did mine. Small company that has done several on my street. Can PM details if you are in the right area.

Have one in progress costing approx 45k inc VAT. Hip to gable with dormer. We have had to buy the bathroom fixtures and fittings.

Outside of London (but still south east) our simple dormer loft conversion quotes for one bedroom and a shower room in an already gabled roof this year were between £42k-59k. The price of timber and steel has increased due to Brexit & COVID.

60k sounds about right to me. We are doing a loft conversion on our bungalow with a dormer and it is coming in at about 50k. I bet it will cost slightly more than that actually. Also material costs have gone through the roof. We are in the south east.

Materials costs are crazy, there are still shortages of materials, labour is a problem and may get worse over the summer as EU nationals return home for an extended break, plus there has been a home renovation boom.

Not an ideal time to be trying to get work done 😞

Hiya! I’m currently having my loft done by South London lofts. There were surprisingly cheaper than many of the small local builders that came for quotes. I wasn’t necessarily looking for the cheapest deal, but a cost effective option that came recommended. They just completed a house 2 doors down on the same street the month earlier, and did another property on the same street a few years back, and everyone had good things to say about them. I would recommend them as a team.

Conversely I would absolutely NOT recommend South London Lofts. You can PM me if you want more details but I had a v bad experience with them.

Oh dear, I’m sorry to hear that. My build is going really well, and my neighbours were pleased too (as I said they just finished a month ago, and I took references from a neighbour that also used them pre-covid). I think they when different teams that operate in different areas, and certainly the one that covers Eltham are proficient in what they do. Iv seen the chap that covers Croydon etc has a whole different team..so it may be down to location. What issue did you have..?

I don't really want to discuss it on the thread because it's a bit identifying (and I don't fancy invoking the wrath of the owner) but am happy to discuss on PM if anyone's bothered. I think a lot of people have had good or adequate experiences with SLL - and I'm sure you'd know by now if you weren't having one - but I still never recommend them based on mine!
