How many viewings?

Just trying to figure out how impatient I am being (which I totally am). But how many viewings did you have within the first week or two of listing your property?

Mine went on market end of last week but I know the agents are really busy so booking in viewings for end of this week. I have 4 coming up booked pre-weekend, which isn't too bad I guess but properties here have been moving really quick and it feels a bit... underwhelming.

Hoping that more will come in today after people have had a look over the weekend!

We sold in early 2019 before the current madness, thankfully! We had about eight viewings in all and sold within two weeks. Niche country property, big garden - competitively priced. Still took nearly five months to complete though!

Our property was on the market for a week before we had any viewings, but on purpose, we let it build a little and then had a day of viewings. We did that so that we only had to have the place immaculate for one day. We had 12 booked in for the viewing day, all had to be able to proceed with the sale, 10 turned up, and we had 4 offers from that day.

Already 4 booked for this coming weekend is good. We had a flurry of bookings on the Thursday before the weekend. Our agents said that’s when they got most bookings as people planned their weekend.
4 on a Monday for next weekend is good.

Sounds great for you @SailingBuddy ! I'm doing similar, having a couple of days for initial viewings so one clean and I can go work elsewhere and be out of the house.

I know the agents are verifying people first, so fingers crossed some more viewings get booked in later today. Although I guess only need the one to be interested...

I think it depends how fast the market is moving in your area. Most houses are selling in 1-2 weeks here. My friend recently sold hers, got it online late on Thursday, had 21 viewings Friday, Saturday & Sunday and 4 offers by Tuesday (it was a bank holiday weekend).

House few doors up from me went for sale few weeks ago, had around 10 viewings within a few days and sold from that. But it's a smaller property and a different price point, so not really a fair comparison.

Similar properties to mine have sold relatively swiftly, so the market is fairly active and there isn't a huge amount coming on like mine.

I’ve just sold my flat to the second person to view it. The market is insane here, though (South West). I’m getting worried as I can’t find anything to buy.

Went on the market on a Thursday afternoon. Had a day of viewings on the Saturday (8 all together). Had an offer by the end of the day. Someone had a second viewing on the Sunday. Got another offer Sunday afternoon. Sold for asking price.on the Monday morning.

Our property is a bog standard 3 bed terrace.

We went on the market at 10am this morning and have had one viewing booked so far.

Wise advice on letting them 'build-up' so you only have to do one big-clean and get a lot of viewings on the same day.

Our old house was on the market for four months, we had four viewings - one was really interested and dropped the price of their property, but couldn't sell. We took off the market as we weren't that desperate to move.

Second time around, we had about twenty viewings. Refused two offers as too low, one of which was the first viewer. Ended up seeling to a lady who viewed on week seven, made an offer but we had to wait for her to sell.

5 viewings. Sold for top of guide price after 1 week and 3 days on the market. I too was concerned at not many viewings but actually we ended up with two good offers.

I was selling a while ago and had 10 or so viewings within first couple of weeks and accepted offer. Sadly buyers pulled out after several months and chain collapsed, so it's no guarantee anyway.

I'm hoping this time as well there is a video tour and more vetting of potential purchasers that means those viewing are a lot more interested than some of the tyrekickers last time.

I listed my house on a Thursday in mid April.

There were 7 viewings on the Friday, 3 viewings on the Saturday and 4 viewings on the Monday, including 1 second viewing, who offered full asking price.

I'm pleased that the house sold in 3 days, but now I have nowhere to buy as nobody is listing. I'm moving in with family, so it's not a huge stress for me.

If your house is in a popular area, and priced appropriately for the condition and location (and not hugely inflated because your agent thinks people are desperate!), you should have no problem selling very quickly. If something suitable came up in my price range (£600-650k) today, I'd offer today.

That's really good going @Starseeking !

No more viewings booked in for me, which is making me a little nervous as the market is fairly dynamic where I am so was hoping for a weekend bounce. I don't think the property is overpriced, all 3 agents I had in gave exactly the same valuation, and showed me recently sold which were all fair and comparable. I guess will just have to wait and see what these first viewers say.

Well I've had a few more viewings trickle in, and have a block of viewings in today, so feeling a bit less underwhelmed.

One person seen it really loves it, but needs to sell theirs first, which is fair enough. Just hoping at least one today is interested as well as nothing else booked in. Keeping everything crossed!

Good thing is there's a property I'm really interested in viewing but they will only allow proceedable people to view and it still isn't sold...

House went on rightmove 7pm on the Monday.
By 10am Tuesday the agents had block booked 17 viewings for the following Sunday and stopped accepting further requests to view.

But our area is a little intense...
