Wondered if anyone had done the same. A plot of land, very small, around an acre is being sold by someone we know. We have put an offer in which was accepted. We bought our house in the last few years and have all the searches etc. How quick could we complete in? We are cash buyers.

Your conveyancer will still suggest searches incase anything has changed, e.g if any land near it has planning permission for a huge housing estate etc.

They will also have to check title deeds for things like access rights

I would say if all the searches are done it could take 6-8 weeks depending on the councils turnaround time. Possibly 4 weeks if your forgo them? A lot will also depend on how busy both conveyancers are (likely they are very busy at the moment!)
