Side extension help

The house I’m trying to buy is about to fall through due to a nightmare survey.
I’ve found a possible alternative but I could with some help with a side extension.
It’s a corner spot so there’s 3m on the right hand side but I can’t get my head around what walls can be removed and how you would add a bedroom as the extension would not be on the stair side.
Downstairs I was thinking of cutting the lounge diner in half and putting the kitchen to the rear and the lounge at the front. The current kitchen was the original garage so it’s narrow and dark. I thought I could split that and put a toilet at the rear with a washing machine in then an office to the front.
Upstairs I’m hoping I could stick a corridor through the cupboard to access the new room. Perhaps have a new room to the rear and then add some space to the master at the front.
I’m not bothered about an en-suite.
With enough steels in it will that work?

Can you put the new bedroom on top of the existing kitchen? Then the stairs and landing work out

Ah sorry I meant to mention that in my original post. It’s a linked detached house so the neighbours are attached via the kitchen (old garage). I would struggle to get permission for above the kitchen as the house would become a terrace and honestly I’d rather not either as it would look odd.

Does the right hand side have a road along side it? Corner properties can't always extend 2 storey depending on the plot, so check that out.

Don’t worry about the planning issues, it will be fine. There are other properties on the estate with similar extensions and there is no established building line along the side road. It’s just the layout I’m worried about.
