Want to rent out converted garage

My garage is converted to a studio room ( has electricity & water). I would like to rent it out on an hourly basis to therapists. I need the money, and prefer this option to Airbnb as it would be much better option for us - no-one staying overnight etc . There is side access so no need to enter the house.
Do I need to apply to the council for a Change Of Use? Would neighbours be able to object ? Would the council tax go up? How much could I expect to charge - I've seen online quotes varying between £10/hour and £18/hour.
I plan to rent it to therapists who would see only one person at a time ( psychologist/physiotherapist and so on)- so there wouldn't be lots of people coming and going.
Does anyone have any experience of this? I'd be grateful for any replies.

You would need to apply to change do business use but I think we will all be doing it if you can charge £18 per hour 8 hours a day standard working day, at 5 days per week on a 4 week month you would be charging £2880 per month rent :) not sure you would get this for a garage.

That does sound unlikely! However I never saw it being rented out as much as that.

Do you have parking? This would make change of use easier to obtain, and be more attractive to potential users.

Does it have a toilet?

You don't need to apply for business use - I have the same set up

A good place to advertise is the counselling directory - if you're in London I'm looking for another place Grin

We don't have parking but there aren't parking restrictions in the road.

Yes there's a toilet.

@LaurieFairyCake that's surprising I wouldn't need to apply for business use! And yes - in London ..
