Loft conversion costs

We have had plans drawn up by an architect for a one bedroom with en-suite loft conversion with vellux only.
We have now had 3 quotes from builders which have come in way higher than we anticipated.
Has anyone had a loft done recently and can tell me have prices risen that much over the last year? I understand that lockdown and Brexit will have had some impact on prices.
Even better if anyone's willing to tell me what theres cost? We're in the south of England

We have been quoted £39,000 and £47,000 for a 2 bedroom / Velux only loft conversion. No ensuite. We are also the south England and utterly shocked by these costs...way out of our budget and wouldn't add that value to our property.

Recently had architect out to look at potential and ballpark was £36-40k. To create 1 large bedroom, no en suite. What are your builders quotes like?

Wow at your quote for one bedroom no en suite. Granted my DH is a joiner and did all the work himself but we spent max 8k, I can only imagine trade costs are huge. Our biggest bill was electrics, c. 2.5k. It did nearly finish him off in terms of exhaustion and we wouldn't rush to do again.

Last year, 45k plus VAT for dormer with 1 room with en-suite and another small room. In the SE. From what I understand materials are harder and more expensive to get now.

£38k for a 1 bed with ensuite loft conversion this year in the south west on a semi detached house. Doesn't include painting, tiling, carpet or wardrobes.

Friends near us in London got theirs - 1 bedroom plus dressing room and bathroom - done for £40k in 2018. Their neighbour is doing something pretty much identical this year and it’s £60k 😱. We want to do ours but it’s so expensive!

We had a dormer, 2 bedrooms and a bathroom for £32k in 2019. All 3 quotes were within about £500 of each other.

If waiting 6 months is an option, I'd hold on, as I'd hope the vastly inflated prices would start to reduce a bit.

We have just been quoted 43k for ensuite bedroom loft conversion for our victorian terrace in SE London.

My friends business is loft conversions. He's booked solidly for the next 18 months and said on average his jobs range anywhere from £46k to £80k. But he does a lot of very top of the range, all singing all dancing conversions Grin

We had a quote just before covid for 45k plus vat (East london). This was for a bedroom, bathroom and a dormer. Hoping it won’t have gone up too much as we won’t be able to afford it.

Thanks all, sorry for the delay, only just seen I had replies.
We have since had a quote from a specialist loft company which is approx 30k cheaper than we've had so far so debating whether to go ahead with that one at the moment or whether we can wait till next year and hope prices decrease?
