Would you pay more for an end of terrace house vs mid terrace?

For context, this is a typical South London 3 bed house Victorian. Long street of approximately 120 houses. Would you pay extra for an end of terrace with slightly more privacy?

If it helps, these are 3 bed houses that usually go for approx £850k.

with mine i've been able to extend to the side as well as back , so if that's possible with yours that's valuable

No I've lived end of terrace and mid terrace and I would not pay any different. I found end of terrace colder and not much quieter, it didn't feel more private, more private from neighbours but closer to the street and there was access down the back which had pretty heavy footfall and the bins. Mid terrace was awkward getting the furniture in, otherwise felt more settled and cosy.

If I had the extra money to spend, or it was also the nicest house available, possibly. But it wouldn’t in itself be a draw for me if, say, there were mid terraces available in a better state of repair or nicer end of the street.

Yes definitely. You then only have noise from one side. Shame there is no side access but still worth it.

Are you selling or buying, if you're buying can you move a bit further out and get a detatched, where is the area.

it's a strange one as it's located in a grid of houses, so the side of the house backs onto someone else's garden, and the back of the garden backs onto the back of the garden of another house. So no real security issue, but as mentioned, no side access either.

The real beauty of being surrounded by the end of other houses gardens is that it's not really overlooked, so feels very private. And again, the benefit of only one direct neighbour and les of that claustrophobic feeling you can get with narrow terraces (4.5m) all positioned so closely together.

In the day to day, yes definitely. Side access, less noise from neighbours, potential of slightly wider garden etc. However Victorian / Edwardian end-of-terraces are very prone to structural problems due to construction methods of the time - bulging / cracking etc - so if it's a house of that kind of age, I would want to be very satisfied that there were no issues evident in the end wall.

Yes if it got me rear access which we find just super useful all round - bikes, bins, prams, etc. Wouldn't pay more for privacy

We did, as ours is on a big corner plot with potential for a big extension. Also, we like that a good number of the rooms don't touch next door so less noise.

If there is no side or rear access and the only benefit is no immediate neighbour on one side then it is still worth more than the mid terraces - but I wouldn't expect to pay as much more as for an end of terrace with the extra access.

All other factors being equal, I wouldn’t.

But things like side access to garden would be a bit of a bonus I might pay a small premium for.

Usually, yes... but I don't think I'd pay £25k more for an end of terrace with no side or rear access. Those are the big benefits, I think.

Hmmm... It seems like all of the perks of being on the end are gone except for only having one adjacent house. If it was the perfect house, go for it but if the mid-terrace is nicer, I wouldn’t want to spend extra.

That could all change though if the walls are not very sound proof. We currently live in a semi and we only hear very very occasional sounds from our neighbours.

In our street the end terrace houses are the houses that get burgled. Easy rear access... it’s more effort and risk for burglars to hop over all the fences to get to mid terraces so they don’t bother

no end of terrace means a huge big wall without additional insulation. plus often the sewage pipes run between the rows of terraces limiting extension potential.
Agreed, plus extra maintenance on that Victoria wall, pointing etc
