Would you pay more for an end of terrace house vs mid terrace?

For context, this is a typical South London 3 bed house Victorian. Long street of approximately 120 houses. Would you pay extra for an end of terrace with slightly more privacy?

If it helps, these are 3 bed houses that usually go for approx £850k.

A bit more privacy, less risk of noisy adjoining neighbours, access to rear of property.

Depends.

Semis are generally easier for access, so storing bins and bikes is easier. Often they are quieter too being attached only to one neighbour.

Terraces are generally warmer and easier to heat with fewer external walls.

Yes, BUT not if it had right of access to the neighbours as I wouldn’t want people walking through my garden.

Yes. About £40k more on and £850k house. Especially if I was planning an extension. So much easier if there is a side entrance into the garden. The noise level in an end of terrace house is better too.

Yes and we did. Ours is on the corner so has a bigger garden and also access to the house via the garden which will make building work etc much cheaper and easier, only one set of neighbours. Our street is in a similar ballpark and I think our house valued at c£50k more than neighbours’ now.

Yes an end of terrace is usually worth more.

Definitely, yes. On top of that, we completely ruled out terraced houses and only considered semis / end terraces (my husband’s extremely noise sensitives so decreasing the risk of loud neighbours was a priority)- if we’re representative, there’ll be a bigger pool of buyers that will drive up demand.

Should add, there is no side access as the side of the house backs onto the garden from the adjacent street.

Mid terrace is going for 825, end terrace is on at 850k.

Having been a neighbour to some totally mental neighbours who would start playing extremely loud music seemingly only after 10pm, I would totally go for an end terrace if I had the chance.

Possible issues with end of terrace (depends on exact position)

  • if it’s at the end of a row going downhill, more likely to have subsidence/movement issues (from my non expert observation)
  • if the garden backs onto the side wall of the end house on the perpendicular road. Some people like this for privacy but personally I hate looking at a big blank wall and it blocks the sun
  • if the side road is noisy
  • if you want a cat, as the cat can easily get onto the road
  • if people are likely to chuck rubbish over your garden wall (is it on a main through route)
  • bit more of a security risk as burglars can access via garden

However: I agree with all the other pros mentioned above, plus it can mean a sunnier garden if the sun comes from the unobstructed side

In general I’d be in favour of end of terrace so my list of cons is just something to consider!!

no
end of terrace means a huge big wall without additional insulation.
plus often the sewage pipes run between the rows of terraces limiting extension potential.
