Ok cost of building a single detached garage with a utilty room at the back - any ideas rough of cost?

Urm,we looked at this and found cost of brick built to be approx £10,000,this would be mates rates too as dp in the construction game.I suppose it would all depend on the dimensions/materials/plumbing and electrics type of garage door,locks etc etc.

yes i know it's dumb question
we would need to plumb in the washing machine, which might require a fair bit of work...
And we also need to convert the indoor utility room to a WC, brick up the door in there and make a frosted window...
The house is a lot cheaper than ours and if we could do all that work for under £25k then we'd be laughing...

I'd use about £1000 per m2 as a rough guide (am a building control officer)
