Well we are not exchanging today which is not a surprise. Money apparently has not been ordered so we will not be moving on Friday but looks like next Tuesday. I feel I am becoming ever so slightly deranged!

Same sort of position sellers solicitors haven't responded to any emails from our sold or estate agent. Estate agent thinks it's because they don't have time to exchange today and are using 'waiting for confirmation of funds by completion' as an excuse argh!!

Urgh that's so infuriating @cornishmylovely, I really did have everything crossed for you. Is there literally no way they can speed up the money part? (We had similar last week in that our buyer's useless solicitors cancelled their mortgage release request so that added 5 working days to our timeline). I seriously hope this is the last delay you face. Will your DH work be ok with him moving later?

I found out that our buyers have scheduled more internal work to be done literally on our completion day in the morning... So I'm trying to think of the best way to message them to diplomatically say "absolutely no f*ing way". I've yet to come up with a better draft than that, suggestions welcomed 😂🤦🏻‍♀️

I was miffed enough when a pack of beers turned up for our buyers before exchange and nearly drank them in annoyance Grin
They sound either stupid or pig headed. As if you can have work done on completion day!!

Well I’m gutted, my survey hasn’t turned up. I can’t imagine they will send a PDF through after 7pm. We’ve waited a long time for the time slot and they were pretty expensive. I got an email today thanking me for payment and saying the report would come this afternoon. I was looking forward to a good read

It’s so annoying @tryingtocatchthewind when you’re promised something and don’t get it! Like it’s better if they’d said tomorrow ...

I’m waiting to hear back on an offer we made, being on mat leave does not help. The day passes slowly and the only “events” I’m waiting for are a suitable property to come up on rightmove, or a call back. I decided to instruct the solicitors today as I can be getting on with PIF and FFF. Rather than do it in a mad rush later. I’m trying not to get hung up on this property, we are definitely emotional buyers. We talk about “where the Christmas tree would go” when we view places. We were really disappointed on the first offer we made this search, and this property now is better than that one, so I’m telling myself if it doesn’t work out an even better one must be on the horizon!

This is not a very pretty sentence

“ This property is potentially in need of extensive remedial works as it is likely that the fill material below the floors is contaminated with sulphate. Remedial works can be very expensive.”

I’m not sure to be honest. I’m trying to read a government guidance document on it. I think it depends on how bad the damage already is and how likely it is that it will get worse. I think it’ll need a further investigation as this guidance document suggests up to £20k to put it right and this was written in 2006 so who knows in today’s world of building prices!

@Savemefromsearches I really think they just have no idea/ common sense how to behave normally with this sort of stuff. I messaged them asking them to rearrange and they sent me a fairly oblivious reply saying no problem, they've rearranged for the following week anyway. I replied that I was grateful, just didn't want to assume that they had already rearranged given the work that was unexpectedly carried out today under their instruction ... No reply! 🤷🏻‍♀️🤦🏻‍♀️

@HumourReplacementTherapy have to say if our buyers made that mistake we'd 100% drink the beers at this point and claim ignorance 😂😂 You did well to resist!

@tryingtocatchthewind, sorry to hear about the survey. Very stressful. I’d cling onto the word ‘potentially’ and see what further investigations bring.

I’m on the other side of the survey situation as a seller. Buyer has insisted on 30 June deadline (of course), Shen has nothing to sell and we are moving into rented. Despite their rush the buyer has sat on the survey for nearly two weeks and now sent a list of niggles she wants sorted via the EA. Given we have no real incentive to move at the moment (our new house won’t be ready until next year) I’m disinclined to spend the next weeks and any cash on making a 127 year old house perfect.

The front of your buyers is incredible mumma!

Our first viewing is tomorrow and we are almost ready. Oven cleaners coming this morning and our normal cleaner so the house will be lovely and clean :) Had to cancel the tip slot yesterday though as we were waiting for a Covid test result for DS. Thankfully it came back negative. Will just have to put the tip stuff in the car for the viewing tomorrow and we have another slot booked on Friday.

ARGH !

EA just rang asking why we had cancelled our EPC as we cannot progress without it. I responded that I dont even know what an EPC is to have been able to cancel it.

She gives me the details of the company so I ring them. Yep, shows as cancelled on their systems as they were told the house came off the market. Yes, it did come off the market BECAUSE IT WAS SOLD! Angry

So now its booked for Saturday morning and should be available to our solicitors within 24 hours (although I assume this'll be Tuesday due to the weekend??).

Which means no chance of exchanging this week now Sad

@SpnBaby1967 Just a thought but unless you've been in your house for ages it might be worth seeing whether there's a copy of an existing EPC online for your house - there's a central register for them if you google and we got ours for free from there as it was done within the last 10 years.

@Themostwonderfultimeoftheyear Good luck! We had to load both cars with all the tip stuff (and anything dog-related) for our viewings as we couldn't get a tip slot before ours started 😂🤦🏻‍♀️

@mummabubs We've been in our house since 2006 so I dont think there is one available. I'm fairly sure they didnt even exist then.

Our sellers EA just called me wanting an update as they're buying a new build and the builders are getting itchy to get the sale complete. All I could say was our solicitors have their contract pack, and our buyers have received our contract pack so hopefully nothing arises from that and we're still good to go.

DH has emailed our solicitors to get an update on where we currently are.

I had to get a new EPC as mine expired in February. The EA sorted it out.

No real new this week. Still waiting for the buyers to get their mortgage offer through, and for our building compliance certificate to arrive from gassafe for the boiler. I could pay £6 for a pdf copy and get it instantly but given we are waiting for other things down see the point.
We've got an appointment with the solicitor next Wednesday to sign the contract for our purchase, and if everything falls into place we are hoping to exchange next Friday.
