Hello all.

Good luck to everyone who has made progress, i was stalking the last thread but not sure if I posted or not.

We went on the market last Wednesday, were swamped with viewing requests and had an offer for asking from a cash buyer the next day.

We also viewed and offered on a house last Saturday (before listing our own property) and have had that accepted on Friday.

We have a short chain- our cash buyer- who told us he won't be doing searches or a surgery and instead is taking out indemnity insurance, us- who have a mortgage app commencing tomorrow, searches for new property and survey for new property, and our vendor who has their new property and is doing a bit of work on it but is very keen to be out .

I'm feeling a bit overwhelmed by how quickly things have happened and it all feels a bit too good to be true.

Waiting for the other shoe to drop.

Anybody have experience of cash buyers?

I've just skim read the thread so not sure on your situation?

I know it sounds great and I'm just trying to keep our part of things moving effectively so as not to p*DS off our top good to be true buyer.

He has already been on the phone to EA on Friday requesting master bedroom window measurements so I'm hoping he remains keen.

Anyone else have that awful anxiety about another week stressing about buying and selling??
I'm hoping our sellers and buyers have returned their signed contracts over the weekend 🤞 but why do I have a funny feeling they won't have?!
The waiting is killing me!

It's horrendous. I hate this pointless waiting. Surely there is an easier and quicker way than this, especially in the modern world of technology.

@arthurdaly my weekend has been filled with anxiety about the week ahead. Dreading the phone call tomorrow from our solicitor telling us she still hasn't received signed contracts from our buyer. We are in complete limbo as we are hoping to move on Friday but it doesn't seem likely. I am never moving again. I hope you have positive news tomorrow.

What are they messing about at @cornishmylovely ?
Contracts were sent & signed by us within a week when we accepted an offer on ours.
We ended up moving into rented as we couldn't find anywhere. we've had an offer accepted on one now and they did sweet FA for a month until they found somewhere themselves and are now scrambling to complete by the end of June. Confused
They behaved so badly through the sealed bids process that It left me traumatised.
One thing this process has taught me is that unfortunately most people are utter arseholes.
We've tried to buy a few & have been let down/messed about /lied to.....
it's been a bloody difficult time and has made me ill.

@ballsdeep completely agree! We've used an online solicitor who have been amazing and super quick. Admittedly we paid more for them but it's been worth it.

@cornishmylovely I have faith that tomorrow will be your day. Keeping everything crossed for you!

@HumourReplacementTherapy yep people do seem to be complete arseholes. The estate agent we're buying from said that people have got worse and have no thought for others. The whole process has totally put me off and if it all falls through I'm not sure I could handle going through it again

@HumourReplacementTherapy we have no idea. They are FTB and are being overly cautious I think. They have been so slow in everything re the sale. The annoying thing is that there is no chain either side so it should be fairly simple. Our solicitor is losing patience and says she feels so sorry for us. We are moving to the other side of the country and I am beginning to wish we were staying put.

I should have joined the last thread a couple of weeks ago, but only just found it Blush

I'm a seller at the moment, and chain free, as I'm moving in with family. I plan to become a buyer once nearer to completion, as I am keeping my eye out for a new property, and will start making offers once the end is in sight.

Sold our house 2 weeks ago after 3 days on the market for full asking price to a cash buyer who wants to complete before 30 June. It shouldn't be an issue for the sales transaction to meet the stamp duty deadline, as the purchaser doesn't need a survey for mortgage purposes, and local searches are estimated at 8 working days.

Fingers crossed it all goes as smoothly as they say cash transactions should!

I am so nervous, and hoping this week brings good news of signed contracts and exchanges incoming. I want to complete ideally before the end of june, end of may would be the best!!

Our contract has gone to our buyers, sellers contract has been requested. I'm scared to really start packing or planning in fear of it all going tits up Sad but with 3 young kids I really do need to be able to plan!

I just need a completion date set, so I can work towards that. We're moving ourselves so need to book the van and have our friends book time off work to help.

Godammit, why does this all take so LONG!!

We are hopefully exchanging tomorrow or certainly by Wednesday at the latest I hope,so keeping all my fingers crossed .Just got to hope that my buyer handed the signed contracts in at his solicitors office over the weekend.Completion date we want is 14th May so not long. It's horrible all the waiting isn't it for things to happen,I lose count how many times a day I check my emails 🤣. We are also divorcing so it's a double whammy. Removers are here tomorrow at 8am to take husbands stuff into storage until his rental property is ready on the 1st June. And then hopefully it will be mine and my daughters turn on the 14th. The house is chaos,boxes everywhere,furniture everywhere,I can't pack more until hubby's stuff has gone 😬. I'm well and truly knackered after a busy weekend.
Here hoping that all of you all make progress this week and things start to happen.🙏😊

Just wanted to say I've got everything crossed for those hoping to exchange in the next 24 hours (especially you @cornishmylovely) and hope for lots of progress for all. We assume we're looking ok to complete on Friday now that we've exchanged but we honestly don't trust our delightfully clueless buyers or their crappy solicitors to have sorted money or anything ahead of the day itself. Think I'm not going to breathe fully until we've literally got the key in our hands. I did gain some satisfaction from leaving a scathing review on the solicitor's Trust Pilot account. Annoyingly as it's one huge company trading under 62 different names in the UK their average rating is high, but as soon as you see all the

Mindful breathing continues here. Just came back from walking the dog to find our front garden dug up and two very confused Virgin Media employees... After I refused the work last week our buyer called them to say we were moving out at the weekend and we were completing today, so they'd be fine to come back and do the installation. (Bear in mind when he told them this we still hadn't exchanged and the proposed completion date was never the 4th). To credit them the VM guys have been very apologetic and offered to call our buyer to give him an earful, but I've asked them not to as I don't want anything to jeopardise our completion on Friday. They also offered to stop the work but they'd already dug up the garden, done most of the wiring and made the drill holes in the front exterior wall so I said they might as well continue!? Honestly the cheekiness of some people boggles me.

@mummabubs I would be fuming!!!! Not only have they been a royal pain in the arse they're now in a massive rush to get virgin in. Well done for keeping calm, you're a stronger woman than me.

Nothing happening here 🙄 buyers solicitor has their signed contract but our solicitor hadn't had a response from our sellers solicitor at 9.30 this morning. At what point do I chase again?
The waiting is the worst part!!

@arthurdaly that's annoying that your sellers are being slow still. I think I reached a point by the end where I didn't feel any shame in being perceived as a pain in the ass- so on the day we finally exchanged I was literally in touch with our buyers, our agent and our seller's agent to ensure that things were pushed along. 🤦🏻‍♀️ I was decidedly miffed this morning to find out they'd lied, especially after we'd already asked them to wait until they'd moved in and they'd seemingly agreed. At least now I feel no guilt at all about all the little things in the house that will need replacing as before I'd felt sorry for them moving in and discovering them!

@mummabubs I'm now just feeling anger. Apparently our sellers solicitors aren't in a position to exchange as they're waiting for confirmation from the lender....WTAF?! No one can seem to tell us what they're waiting for confirmation of.

@mummabubs I think I would lose the plot - I can't believe people!!! @arthurdaly I hope you get good news soon, the waiting is awful. The EA has told us that our buyers are ready to exchange but our solicitor can't get hold of buyer's solicitor..... Somehow I don't think
we will move on Friday.

It could still happen @cornishmylovely (although I completely get your doubt). Can you call your agent and ask them to help? I did that on our umpteenth attempt at exchange day and they contacted both our buyer's solicitor themselves and our buyers to ask them to get in touch with their solicitor to push them to be available.

Unlurking to join the roll call.
House went on the market early November 2020, accepted an offer the next day. Buyers pulled out about 4 days before exchange.
Back on the market in Jan 2021, accepted an offer mid-Feb, we are supposed to be completing before the end of May... Not holding my breath though. There have been a couple of hold ups; buyers mortgage underwriters being the main problem. Buyers now with new mortgage lenders AND new solicitors.
There's no chain either, just us (moving in with family after completion) and our buyers (living with family having already sold their house).
Fingers crossed for this month!

@mummabubs what a pisstake your buyer are!!!

So after 7 weeks we’re have eventually got a draft contract and the deeds with our solicitors god the sellers solicitors are slow! In usual fashion my solicitors have turned round pointed out the errors that need fixing on the contract and sent through a list of enquiries same morning they were received. I’m truly thankful for a decent efficient solicitors so now waiting on enquiries responses and the local search I am beginning to think it might just happen.

I know @Didicat and @Newhousehope. I honestly can't decide whether they're just dicks or (in my more compassionate moments) them being two young guys and FTBs maybe they don't get why it's not appropriate to arrange any form of building work on a house you don't currently own. (Although given they've lied to rearrange the appointment my gut says it's the former). I've told myself that now we've finally exchanged they should have arranged building insurance cover for here (I'll bet they haven't) and if the virgin media installation has caused any damage then on their heads be it!

Having been 'on the cusp of exchange' for over a month now it seems we are now just waiting on our buyers returning the signed contracts etc. All the other niggly last bits are allegedly now done. We are in rented so really just want the reassurance of exchange, and completion ASAP, but no major stress if buyers want longer- so long as it doesn't all fall through!

Ball has started rolling with our new purchase (after the sellers pulled out before exchange on the last one). Mortgage offer arrived today so starting to feel a bit more real. Vendors still need to find somewhere though.
