Flipping heck! We've exchanged! Yesterday we didn't think it would happen due to our buyer waiting on one search. But it came back late yesterday and then the solicitors managed to get exchange through first thing today. Complete on 26th May!

No positive news here either. Idiot buyer has got two banks trying to do two separate valuations, the correct one unable to do so until week after next, so feels like we are going backwards atm.

Congratulations. Nothing to report. Our buyers have told EA to stop calling them and they will sign contracts when they are ready. Unbelievable....... my stomach is in knots

Nothing to report here. We have 5 viewings set up for next week and have six properties on our saved list on Rightmove which we hope will still be available when we are ready to view.

I can’t believe that response @cornishmylovely. We have made progress and have had our mortgage valuation back with no problems. I was relieved as I thought they may undervalue it.
All our searches are back and our solicitor is raising the final enquiries on the property information we are buying. When this is done they said they send the contract out to be written by an outside agency and can take 48 hours. So sounds pretty good on that side.

Only thing! Our buyers solicitor received our draft contract on the 13th and seemingly haven’t done anything as our solicitor hasn’t received any enquiries. I really hope they’ve started their searches. They don’t take that long in my borough 3weeks max. We desperately want to beat the deadline and I’m surprised our buyers may be the ones slowing it down.

On another note. We have been decluttering and boxing up stuff we want to keep but don’t need and putting it in my mums loft. We are planning on doing a DIY removals. We are very local and don’t have too much stuff at all... famous last words.

How are you all feeling about packing?

Sorry to hear it's stalling @BlueCherryBlossom and @Savemefromsearches (why on earth do they want separate bank valuations!? Surely it's just whoever is providing their mortgage that matters??)

@cornishmylovely your buyers sound like self-absorbed arseholes. Especially given you've been clear that you need to complete next week. Is there anything your solicitor can do about giving them an ultimatum - eg if they needlessly delay past the weekend then you will be expecting them to cover hotel / storage fees due to your previously expressed deadline for completion? (I don't know if I'd have the balls to do this but my friend in a similar position did and their seller ended up paying for their storage and a month of rent on a house in their new location). Not ideal but might help them realise just how selfish they're being. Like you said, they've had weeks to look over contracts, raise enquiries and think things over!? 🤦🏻‍♀️

@cornishmylovely I'm appalled at their audacity on your behalf.

@mummabubs they have changed broker and mortgage provider. We were contacted for the first appointment, due to happen on 4th, but it's for the wrong bloody bank. We knew they had changed broker but assumed it was for the right one when the appointment was made. EA notified us of that this morning and has been rallying to get the correct one sorted, but their only availability is for the week after. Another two weeks then minimum as their report takes between 3-5 working days.

@Savemefromsearches that's annoying. Our buyers changed mortgage lenders too, luckily there wasn't a huge delay although it did take 2 working days for their report to come through afterwards.

@mummabubs I'm actually so frustrated and angry that I haven't been able to focus on a single thing today and have a horrid migraine. Going to stuff my face with chocolate and try and forget about it until next week.

Hi all, our bank went in today to survey the property. The house went to offers over and we do feel that we overpaid with our offer, but at the same time we were happy to because we haven’t seen another house like this for months and we see ourselves being there for the long term. The problem is as FTBers if the bank’s survey comes in below our offer then we have no flexibility to meet in the middle. We doubt the sellers would accept a revised lower offer as there was lots of interest in the house and multiple bids. And they haven’t found anywhere yet so are in no rush to get things moving.

So I think in about a week’s time we’ll be getting some bad news off the bank. I hate this system so much Sad

Can I join?

Selling our house & offer been accepted on another. We've never sold a house before so this all feels like the scary unknown!

Our solicitor said they have received the contract from out seller and sent ours to the buyer? (I think that's the right way round) and honestly have no idea what that means.

We want this all wrapped up and completed by 30th june for the obvious stamp duty reasons. Out buyer is cash, our seller is going into a new build so no big chain. Does it seem likely we'll make it?

I'm so confused by the whole process. DH has mainly dealt with the solicitor stuff as I've been super busy at work. I just want a moving date set now! Blush

@savemefromsearches god what is with people?! The stress and anxiety is horrible. I've been having stress headaches all week. Hoping it progresses soon

@cornishmylovely seriously?! What arseholes! Our buyers estate agent said that people have become really self absorbed and selfish, recently, more so and she's getting fed up of dealing with inconsiderate people!

We didn't exchange today 😭 whole chain was set with completion date agreed of 18th and then it turned out our sellers had only just got their contract and couldn't get it back to the solicitor today. I was beyond angry considering it was their purchase that was threatening to pull out of exchange didn't happen today. All was left calm that we would exchange on Tuesday or wednesday next week. DH wants to celebrate but until we've actually exchanged I can't relax.
I AM NEVER MOVING AGAIN!!!!

@arthurdaly I had three different types of carbs for dinner. And a middle of the day bath. Just about feel human again.

Contacted the developer to give them the update - they seemed okay. We are where we are. More inane enquiries from our buyers solicitor at 5pm 🙄

I just don't understand how they could have expected to exchange knowing they haven't completed the paperwork. Why not just pick up the phone and flag it

Buyers valuation survey happened today due to a cancellation.
We got information and the f&f form on our purchase. It’s a probate so has “sold as seen” on the front and “don’t know” to every question.
Luckily we are friendly with several of the neighbours so know more about the house than the estate agent and solicitors put together.

We’ve also found the previous owner was there 47 years, and it’s an unregistered title. Hopefully it won’t cause delay.

Aaah I was wondering why I didn’t get alerts, I didn’t spot the new thread! I just assumed everything was going fine and people didn’t have much to report - optimistic!

It’s now been a month since I had an offer and I’m still looking for somewhere. Fingers crossed for the 4 viewings this weekend. It’s just crazy for 3/4 bed family homes in south east London, viewings fully booked within an hour or two of going online, and selling for 10s of k over.

Congrats to all those that exchanged today!

We have had our mortgage offer through, and the valuation came back fine. The buyers valuation on our house flagged up potential damp issues which was a surprise but in hindsight I should have expected it due to our house being over 100 years old! We are going to arrange for a damp specialist to take a look, we need a certificate for the buyers to be able to secure their mortgage, so fingers crossed nothing scary comes up when we can get the house assessed!

Will that investigation take time or is it a matter of site visit and report?

Wouldn't it be nice if someone came along as said their transaction went smoothly and like clockwork. Seems as though we're all in various states of panic because an ugly little problem has reared its ugly little head.
