No cat. We have money to pay solicitors and removals etc but all our deposit money is coming from the equity in our house. I thought that was fine but then I read about deposits on exchanging and now I am worried.

Ok so reading into it it looks as though the deposit goes up the chain. If it isn't enough you either negotiate with the person you are buying from to pay a smaller deposit or you have to find the money yourself

@Savemefromsearches Oh no, no exchange for us. It transpired at 4:30pm that our buyers still hadn't sent their deposit to the solicitor (why this wasn't requested before today we can't understand and neither can our solicitor). Their bank puts a cap on daily transfer limits which they weren't aware of so are £3000 short of the deposit. Neither their solicitor or our buyers thought to communicate this, although their solicitor did send an email yesterday confirming in writing that they were ready to exchange today... Which was obviously a load of bull.

The final insult was coming home from a very busy and stressful last day of work to find a letter in the buyer's names, for this address, containing the SIM card and password for the internet that they tried to have installed here yesterday without our permission. Not my proudest moment, but I somewhat gleefully watched DH (who has well and truly had enough of both our buyers and their solicitor) bend the SIM card, shred the letter and then put the lot in the bin. 🤦🏻‍♀️😂 I've retreated to the bath with a tonic sans gin, but may well make myself a weak one later at this rate! I'm still not stressed about the move itself but more that it's our buyers who have been pushy with bringing the date forward and so close to the wire for us and yet they seem to have no oomph in actually getting it done. So, fingers crossed for tomorrow... Again!

@Themostwonderfultimeoftheyear I think it's common for the deposit to just go up the chain as it is from the bottom. Our purchase is costing nearly double what we've sold for, but we haven't been asked to negotiate sending a smaller deposit or top up. Seems it's just a given that the percentage of deposit will be less than 10% as it goes up chain? (I find it all a bit confusing!)

No worries 😊 This is the first time we've sold so are very much learning how this side of it works and I had similar worries as our deposit is also coming from equity. Fingers crossed all goes smoothly for you!

I think I have found a removal company that can do next week but they need to know tomorrow if we are definitely going ahead. They had lots of horror stories to tell me about moves that had gone wrong - not what I really wanted to hear. Tomorrow is another day and hoping for good news for everyone. I am never moving ever again!!

@cornishmylovely our removals also need to know tomorrow whether we have exchanged as otherwise we lose our slot... Again(!) Crossing everything for you to exchange tomorrow.

@Savemefromsearches It does beggar belief a bit. They just casually messaged us saying the deposit has gone through at 6:30pm, but not to worry as we can still exchange tomorrow. I haven't even replied as I don't have the energy to repeat for what now feels like the 50 millionth time that until we exchange we cannot guarantee the completion dates they keep requesting. They actually only live 2 roads away from us so there was talk of posting one of our dog's daily offerings through their letterbox if we don't exchange tomorrow. I think probably best not but my DH has really lost his cool over all this, and he's usually the calm and containing one in this house 🤦🏻‍♀️🤦🏻‍♀️

Heard from our buyers again, the surveyor for their mortgage valuation called them to ask for our estate agents number so they can get the survey booked in. So at least that looks like it’s happening soon.
We’ve sourced the missing certificate for the boiler, should arrive in 10-15 days or so.

More waiting. Not sure we’ll exchange in time to complete on 1st...

We’re in the limbo of ‘no idea of what’s going on’ - we are FTB and our vendors want to exchange soon but we’re waiting on enquiries being answered by their solicitor before we’re prepared to do that.

🤞that we’ll hit the proposed completion of mid-June

I'm hoping to complete on the 14th May but have to exchange yet. All that's waiting my end is myself and husband signing our consent order and sending it to solicitors as we're divorcing which we've both done but I just need to scan it across in an email.
My solicitor for the house sale and purchase are just waiting on a couple of unanswered queries and an approval of a key undertaking form as my vendor is letting me collect the key a few days earlier so I can get carpets and painting done. The house is empty so really lucky I can do this. Once they've done that we can exchange. My buyers are I think up to the same point as us. 🤞

First time posting, hoping it's okay to join. I've been lurking in the background but I saw others are in a similar position to me. We were supposed to have exchanged on Monday. Suddenly buyers were waiting for one more document. It's been sent to their solicitor (who moved at snails pace!) and now we haven't heard anything since.. everyone has agreed on a completion date of 6th May, but I don't want to confirm with removals and pay a deposit in case that changes?? The one we wanted to use is booked now, so rushing around trying to find another company that isn't extortionate!

Sorry many of you are in this limbo as well. Really hoping exchange happens before the weekend 🤞🏽

Good luck @LokiCat, it's definitely annoying when solicitors tell you they're good to exchange and then suddenly start finding a million reasons that they aren't but only on the day you're actually due to exchange! 🤦🏻‍♀️ We managed to find one company who would have facilitated our original moving date of tomorrow, but they were £900 more expensive and would have charged us £300 to change the date after booking (I'm now so glad we didn't get tempted to do this given we still haven't exchanged more than a week after we first tried!)

Good luck everyone for today. I am trying to distract myself from thinking about exchange. Husband and my son start new jobs on 10th May so we have to be in Cornwall next week latest. Buyers have been aware of this since day one but it hasn't hurried them along. Quote is in from removal company but they won't hold date for us. I have got to the point now where I can't speak to anyone about the move outside of my family as I feel so stressed.

Good luck everyone hoping to exchange today. I've just had an email to say our buyer is still waiting for the last of the local searches (it was due yesterday) so exchange this week is looking unlikely...Sad Obviously there's nothing any of us can do about it, we're in an area where searches are not much more high tech than one person and a filing cabinet it seems!

Exchanging today and completing tomorrow- 8 weeks from offer. Small chain and a few delays with our lender (Barclays seem to be taking a long time to rubber stamp) but looks like we’re on the home stretch.

No updates for us yet and only one removals slot left for our latest completion date... I'm trying to remain optimistic but as the hours tick on I'm starting to suspect we might be in for the same pattern as the previous 7 exchange days🤦🏻‍♀️

Apparently our buyer's solicitor has finally responded so now they're waiting for our seller's solicitor to respond. I've contacted our agent for the purchase to ask for his help in prompting them (he's been really good so far in fairness!) urgh 🤞🏻🤞🏻🤞🏻

Stupid solicitors, I finally got hold of them after 3 weeks of silence. Apparently they are waiting for me to fill out the fixtures and property info form. Ah yes that’ll be the form you haven’t sent me. Clearly they realised they’d dropped a clanger as a sudden flurry of action yesterday meant I got sent draft contracts and the vendors info forms and paid for searches. Bloody solicitors.

Valuation came back fine today (phew) but the home buyers report won’t be until Tuesday.

At least I feel like something is happening
