Can someone send a lot of wine and good karma?
Buyers solicitor is reviewing final replies to enquiries and awaiting signed contract. Our buyer only posted back yesterday.
Our solicitor is hopeful we change exchange tomorrow and complete next Friday. Really?! Argh
We have last slow provisionally booked with removers but they want to know tomorrow morning.

@mummabubs I've been following your updates and it's seriously shit to be hanging on for exchange. Sending lots of good karma your way!!

@arthurdaly welcome to the last minute scramble! Technically it's definitely possible as for this house we exchanged and completed on the same day (although we didn't need removals as we just did it ourselves with a van so that probably helped!) Fingers crossed for you, buying and selling property is definitely not for the faint-hearted I've decided! My sister is a solicitor (non-conveyancing I hasten to add!) but she was telling me the longest property chain she's ever witnessed was 20 long and in the end someone was paid to break the chain down and go into rented. Now THAT chain sounds hideous!! 🤦🏻‍♀️

Afternoon all, hope those waiting on exchange get some good luck today! We are impatiently waiting for feedback on both the valuation done on our property and on our purchase property, feels like forever! The sellers had their survey done at the beginning of the week so I am taking the no news is good news approach for now!

Frick me we've exchanged!!! And we've managed to bag the last slot remaining with our removals firm so we are confirmed as moving next Friday. I've already planned the wine spritzer that I will 100% be having this evening. Jeeeeez.

I need to join!

We are buying a probate property. We were keen to secure it so we're using cash, a second mortgage and 'borrowing' cash from family so we're effectively chain free. The house needs work, so we were hoping to stay in our current house for a month or two whilst some works were happening in the probate house, and gave us time to sell our house and pay back the family.

We thought it would take a while to sell our current house, but we accepted an offer (asking price) 2 weeks after our offer was accepted on the probate house. Our buyers are selling to a cash buyer and they are keen to get moving quickly, as our the owners of the probate property. Potentially everything will happen at a similar time (one can dream!)

We've done all our paperwork and proof of funds and fixtures and fittings etc. Our mortgage was approved within 10 days.

It's been 3 weeks and we haven't heard a sausage from our solicitor other than 'thanks' when we've sent over documents. Haven't received any fixtures and fittings form from the probate house or heard anything about our buyer's mortgage valuation/survey. I'm so impatient!

We also thought we'd get the boiler serviced in case they ask for the proof. Engineer turned up and has condemned it Angry Luckily, the very expensive part which needs replacing is still covered under the warranty, so it should only cost £200 to fix. Let's hope it doesn't set alarm bells ringing with the buyers that something broke so recently

I've already packed 25 boxes and taken two car loads of crap to the tip. I feel like I'm tempting fate....

Oooh, we've had an offer and the EA is going back to negotiate! If they come back with something acceptable we'll be able to put an offer in on a house we saw a few weeks ago...we'd be a chain of 3...not so bad!

Our solicitors finally heard back from the buyers' sols, apparently they need 5 days to review the document received?! So we won't be exchange till towards the end of next week, so completion won't be till the week after 😫

@tryingtocatchthewind it really is all about feeling that something is happening. Even if it's just the illusion of it 😂😂😂

I've been nervous to start packing @Cocoaone. I think you've just given me a little bolster to get started.

I went to see our place today and it's really coming along. Just some filling and painting to do. Even just seeing something tangible made me feel so much better. There is a valuation on our place on Tuesday, which I think is for their mortgage company. Does anyone know what this usually involves?

Congratulations @mummabubs - so pleased for you. Unfortunately we didn't exchange today as our buyer wants to review documents with their broker before signing. They have had so much time. I am beyond angry. We need to move next week and they know it. EA have been beyond unhelpful but our solicitor has been brilliant but not a lot she can do. Fingers tightly crossed for tomorrow - now where is that wine!!

I posted on the last thread about the ridiculously slow pace of our buyer’s solicitors. They finally kicked into action and sent through the ‘final enquiries’ and our solicitor (who’s brilliant) has sent back the responses already.

Now really hoping we can exchange and complete in the next couple of weeks (our purchase is coming along slower, so we’ll move in with family but can’t wait until we have the property sold)! So far, we’ve only done a little packing- we should start in earnest now, shouldn’t we?! I still feel like it’s jinxing it!

Anyone got any advice on how to agree a completion date?
we're hoping to exchange tomorrow if our buyers solicitor receives the signed contract.
Bottom of the chain want 7th May which our buyer and us are ok with but our sellers want the 13th which our buyer can't do.
How on earth can we sort this out and agree?

@cornishmylovely That's so crap and I feel angry on your behalf. Do you have any way of communicating with your buyers directly? We did through Purple Bricks and it's been helpful at times to gently let them know that we needed them to things to keep it moving to their desired timeline. I'd ask your solicitor to badger them, it's all you can do bless you. But I would say removals-aside there's definitely still time to complete and get you moved next week. It's just so stressful having to live with additional uncertainty every day.

@arthurdaly That is tricky, one of the dates our buyer requested we couldn't do and then vice versa so just kept suggesting more dates until we got to one that we could both do. (Thankfully our seller has been 100% flexible due to not living in the property anymore). We've also learnt from our experience that even when you all agree a date, until you've exchanged there's nothing to say you won't have to all renegotiate again. It's a nightmare but I think some flexibility on all sides helps. (Is your buyer at all flexible at this point?)

Thanks @mummabubs. Our Solicitor and EA have badgered them but they seem oblivious to the situation. I do know where they live and it is so tempting to go and knock on their door to reason with them. They are in rented accommodation and only have to move across town whereas we are moving to the other side of the country. Tomorrow is another day - we will get there. ..... I hope!! @cornishmylovely Our situations really have been similar - ours are also renting and currently live 2 roada away! Every time I've walked my dog past their front door I've felt like I needed to resist the urge to pop a note through saying "please for the love of God get a wiggle on" (the PG version of what I wanted to say). I've just got everything crossed that yours get their butts into gear enough to just get you past the exchange line ASAP.
