Congratulations to those who have exchanged or are about to!

I had to change conveyancer and so glad I did. The new one got more done in 48hrs the the other did in 6 weeks. If we'd gone with them to begin with we would have made the stamp duty holiday, doh.

I'm guessing that exchange is just around the corner, providing our mortgage offer goes smoothly. When do you all start packing? I've done a few boxes of things that I know I won't need for foreseeable future but after the last purchase falling through feel reluctant to pack too much...

The offer we've had is a tiny bit below asking (about 1%!) - we should jump on it before the market really slows down, right?!

I'm already worried we won't find a place to move to but at the moment we can't even look properly because we're not proceedable. We've barely started and I already feel incredibly stressed out by the whole thing!

@Newhousehope Our movers have been worth every penny. I've been juggling work, a toddler, and packing, and I'm about ready to poke myself in the eye. I booked so last minute they only just managed to get me in for the move but I've had to self pack, which has been as painful as dealing with our buyer's solicitor!

Supposedly on course to exchange and complete on Friday. I'm going to be devastated if it all falls apart now.

Congratulations on the offer @redavocado! If you're happy with the offer and the buyer is proceed-able without a mental chain, I would strongly consider taking it. We put an offer in, pretty close to asking, on something that had been up for a few days, which the Vendor rejected. Fair enough, however, I think because we went in with a decent offer so early they thought they could squeeze a little more from the next one. It's still on the market 6 months later and they came back to us asking if the offer was still on the table.

Thanks savemefromsearches! We're going for it! I think we feel the same as your would be vendors. It's early days and we could hold out for a better offer but there's a very real chance it won't come through, especially with the way things seem to be headed.

Good luck with all the packing! I don't envy you that with a toddler running round. Fingers crossed it all works out! Smile

Hi everyone, little update from me, we didn’t exchange Sad there has been a delay getting the mortgage funds approval for my bank, no problem it’s just because of the stamp duty deadline it’s taking a little more time. My solicitor said that he couldn’t advise us to exchange in case it doesn’t come in time for any reason. The good news is that we submitted it in enough time that it should arrive 1 or 2 days before our completion day but I’m sick with worry, we have packers coming on Monday and there’s a very real possibility we won’t have exchanged until later the day, to complete the next day. I’m terrified that we will be packed and everything taken away and that something else will happen and stop us completing the following day. Why do these things always end up going to the wire!

we are meant to be exchanging on property 1 today. We have moved all our stuff out and into storage and cleared it (one whole skip load Grin) but at least it is done. Perrrlease let us exchange today - I can't face the thought that that might not go through! The buyer is going to get wobbly if he can't make the stamp duty deadline though all the delays have been his side. This is probably our last chance of making it (we were meant to exchange on Monday eeek!).

Survey has been done on property 2 (where we're living at the moment). I am concerned about what it might say - surveyor was here for ages. We are due to receive the report on the place we are buying tomorrow so fingers crossed it is not too awful (house is a probate sale and is in a state so I suspect the report might be quite long!).

We just recently did similar on our property took an offer slightly lower than asking. We took the view that there is a never a guarantee you will get more and it was a fair offer for the property and the buyers were proceedable. Also means you can get looking for your new home.

We also felt the same about finding a place after. But, two weeks of looking and our ideal home came up on market and our offer was accepted within 24 hours (and we also got it slightly below asking price so it all evened out!)

Buyers have demanded an electrical inspection as the homebuyers survey said they should have one. I knew it would say that as ours did too 5 years ago but there is nothing wrong with the electrics - they're just from the mid nineties.

So now they want to send an electrician over for 3 hours which will involve all the electricity being switched off. Completely inconvenient given DH and I are both WFH and need the WiFi.

Any advice?

@Snapemalloy no advice sorry but I think if you say no they might automatically think that means you're trying to hide a problem. Do you have any leave where you could take an afternoon off? Recently had one where I live and was told three hours but it was actually much less time.

So. A child and/or staff member/s have tested positive at school so bubble been sent home.

If my child’s class has to isolate (possible sibling link), what does that mean for my house move??!! We don’t have an exchange/complete date yet but it can’t be far off?!

Should I mention to my solicitor?

It will take 5 days from when the certificate is reissued. It's annoying as the certificate was issued but a few days later found to be incorrect.Angry

@Newhousehope, we were advised to put Covid terms in the contract that basically says if we can't move because of isolation, there's no financial penalty. Without a specific clause, I think it's the same as anything else- missing the agreed completion date leaves you open to legal action. I imagine if it's a bubble situation people may just decide to take the risk . . .

We recently had our chain complete after the top collapsed in early May. We joined this chain in March and are ready to exchange with our buyer and seller, but waiting for the one at the top to now get in a position to exchange before we can all move forward. Hoping we can make the September cut off, but not holding my breath!

Does anyone have any experience of chasing the transaction two above you? In some ways I think it's none of my business, but then actually we're all waiting on him to complete and have been for some months now, so I do feel a bit entitled to know Blush

I called my solicitor. My DD has been sent home (well she never made it to school today 🤣) his son is also isolating 🙈 seems to be a local outbreak 🤦🏽‍♀️
We were never really hopeful of June deadline. Looking at mid July. Which gives me time to pack without panic 🤣

We did it! We simultaneously exchanged and completed yesterday! I was at work so haven’t seen the house since a 15 minute visit in February when we offered over asking as we were desperate to find a house! Going to see it now-wish me luck and hope I still like it! It has been a horribly stressful year of house hunting. Sold before the pandemic so have lost money. But at least we now have a home.😊
