I'm still waiting to hear back on an offer I put in yesterday. There are two houses I'm interested in. One lot of vendors rejected my first offer yesterday after sitting on it for a week, so I'm just waiting to see what the other vendors say before deciding what to do next...

Out of interest, those who have used a mortgage broker to buy a house, what fee have they charged?

This one is £250k house with £300 fee. I don't know what commission they are getting.

Mine didn't charge a fee they are paid by the mortgage company on completion.

Out of interest what is a nonsense question vs a sensible question? We are selling a leasehold property and getting a million questions from our buyer's solicitor.

We have the survey on our place on Tuesday. It's an old Victorian terrace and has a lot of cracks in it - I'm hoping these aren't an issue! It's one of those things that we have been living in the house so long, I've just stopped noticing the things that are wrong with it. Ds pointed out that the door handle on the dc bathroom has been missing its locking mechanism for about 10 years Blush and the linen cupboard was short of a hinge. It's just been broken so long I stopped seeing it!

The survey on the place we were buying was last week - it's a wreck so we are expecting a load of issues. Have been looking at the photos we took on our visit and I'm convinced there is Japanese Knotweed at the back but now need to wait and see what the surveyor has to say about it. It was an old lady's house (she moved into care) and no one has done anything for a year so it's in a bad state!

Sensible: the lease says you need permission for xyz, did you get it? (Yes we did from the management company, who act on behalf of the landlord and are the same company), along with permission from the council)

Nonsense:

V1 please share permission for above directly from the landlord

V2 did you do any alterations

V3 the managing agent needs to email the solicitor directly to say what they have already said in the correspondence you have already shared with us

V4 we can see the management pack says you did authorised works - who authorised these?

V5 we are sending a structural engineer to see if the wall that no longer exists is load bearing

Unless the report says the building is falling down, I wouldn't worry too much. Your Buyers would have noticed the bits and pieces that need doing, in the same way you did. Are you going for a full report or the basic one?

hi @savemefromsearches I don't know what survey is being done on our place - he's a cash buyer so it's not for the purposes of his mortgage though I would expect a full building survey

we had a full building survey done on the place we have offered and we're just waiting for it to come back.

Little update from me - we should be exchanging tomorrow! Our buyers just need to get one piece of info over to their solicitors which they are doing this afternoon and have said they are happy to exchange tomorrow with a completion date for next week! Our sellers are moving out over the weekend too.

Question about buildings insurance - when do I need to set up buildings insurance for the new house? Do I have to do it prior to exchange or on exchange day itself? Just don’t want to set it up too early if for any reason exchange is delayed - after all who actually exchanges on the first suggested exchange date 😂

Hoping I can join this thread. Accepted an offer on our property a couple of weeks ago and after a viewing at the weekend we have had our offer accepted on a property. Our buyers are first time buyers in a rental and our sellers are downsizing and are happy to go into a rental if needed. So hopefully a small chain. Now just sitting here anxiously wondering if we made the right decision! (I suffer hugely with anxiety so this while buying and selling process is going to cause me huge stress!) Anyone else just starting the process?

Congratulations @MedusasBadHairDay and @Cantbebotheredtothinkofaname !! Bothered - I have to evidence that insurance is in place in order to exchange, as it's a condition of my mortgage, so I would be inclined to say before exchange x

I had to call the solicitor in the end following a call from our vendors EA. Vendor wants to complete for June. We don’t see how that’s possible but EA asked if we’d see what was left to do so she could manage vendors expectations.

I feel like I know it won’t happen by next Wednesday. But if it does… I need to pack. A lot. And fast 🤣

I don’t see why not, but that’s me talking from a ‘no clue what’s actually involved in the last bit’ point of view 🤣
Hoping to move some bigger things to a friends garage at the weekend in preparation, as we are planning on moving ourselves 🙈 May come to regret that but hey! Saves us some cash!! Once the conservatory is tableless we can stack more efficiently!! I like to think I’m organised…. But shit will be everywhere 🤣🤣
