@overwork-I’m really sorry to hear that. It’s just awful isn’t it? It was the top of the chain that caused all of the problems here as well. Four months of excuses and delay.

Unfortunately, no one is willing to break the chain. Our vendors are considering their options and our buyers are silent. I really hate the thought of having to go through selling and buying again but it looks like we’re going to have to.

@Gyptian we are going to lick our wounds and re-group. I also can't face doing it all again, atleast not straight away. We are fine here but ideally need more space, and there was very little else coming on that we were interested in anyway. We think we can put up with it for a year or two, so, barring a complete change of heart from someone above us in the chain in the next couple of days, we will be staying put. I fear prices will rise out of our reach in that time, but as my partner pointed out, we can't do a thing about something like that so why waste headspace thinking about it?
I wish you every luck with your next move, I'm certain it will sort itself out

Joining this thread and it’s giving me nightmares! Offer accepted 11/5 on our purchase. 03/06 we sold our property to first time buyers with a mortgage in place. Our sellers still haven’t found anywhere and when we pressed sellers estate agent on Monday he said he would get back to us later in the day and still hasn’t. We are very very early in the process and already I have lost my nerves!

Sorry I disappeared for a while, there was just nothing to report, but the searches are BACK! Came back a week early compared to predictions.

Talking exchange and completion dates, I’m beginning to feel hope at getting to the end point. We’ve moved the money ready to send to the solicitors.

Everything crossed to get it all done before June 30th!

Right will go back and catch up on what’s been happening to everyone else.

We will be doing a few things to the house before putting it back on the market as we need to get into the right catchment area for secondary schools. We have a couple of years but given we’ve just wasted a year, don’t want to wait too long.

I have a viewing tomorrow, another one Saturday and I'll find out tomorrow if someone is going to choose my flat over one other.

The estate agency is a bit odd at the moment. My daily contacts are friendly, cheerful and positive. But the manager... I sent a polite email giving two weeks' notice from last Thursday and heard nothing until Tuesday. I had a stiff email showing the work they'd done and a stiff 'I hope this reassures you we have been professional'. Not even a 'sorry you're leaving'.

My partner is putting her house on the market next week, eeek. For complicated reasons, we aren't selling mine yet, so we are going to have to suck up the higher stamp duty. :( We weren't in a position to sell/buy earlier this year, so we will likely miss the tapering off date in September, too. Ah well.

Everything is moving SO quickly. Makes me anxious.

So.....searches are back, survey is back, most enquiries are done...is that it? My conveyancer is quite efficient but not terribly communicative and as a FTB is feel I don't really know what I should be asking half the time!

Hopefully we are still on track to exchange at the start of July and complete a couple of weeks later but it still all feels unreal. As if I am in limbo waiting for new life to start...

Maud - the magic words to keep hammering home is “what remains before we can exchange?”

If you haven’t, you’ll need to return signed contracts and also make arrangement to put your exchange deposit in the solicitor’s account.

We dropped our responses to enquiries back to solicitor today. And the TR1 form.
Really hoping our sellers aren’t planning a survey because it’s been weeks now and it hasn’t been arranged. So hoping they’ve gone for a desktop/drive by.

Our buyers solicitor wants us to get an indemnity insurance policy against the conservatory 🙄 anyone know how much that is likely to cost?! Or if I need to!? I’ve asked my solicitor but he’ll reply

What’s the insurance for with regards to the conservatory? Should it have planning permission? @Newhousehope

We are transferring funds to the solicitors on Monday so looking like we are definitely doing this! Hoping to exchange early next week and complete the 28th.

Got a pre exchange viewing Monday evening..... feel is like we are very slowly and painfully getting to the end of the line.

My solicitors let me know where we used to live are turning searches around in 3 days..... we had to wait 2.5 months!!! Shame I can’t sell the paperwork to the other house up for sale in the street....

It didn’t require planning, and wouldn’t now, I think it’s in place of a completion certificate? Maybe. I don’t know. I think our solicitors are looking into it or responding on our behalf because they didn’t want a response from us on the enquiry sheet.

I randomly found the most perfect house this afternoon, rang the agents but they didn't answer. Left a message. Emailed them. No reply. The house only went up today, and I'm DYING. I want a viewing! I want to buy it!!

@WineAcademy Aahh I know the feeling! It's nerve racking when something is so close yet so far. I hope you get a viewing.

I'm bored of this process already. Accepted an offer on our place a couple of weeks ago, contacted solicitors who sent us the instructions documents etc. We filled them in and emailed back immediately as I don't want any delays, and I never heard back from them. DH was adamant that we shouldn't chase them because they're incredibly busy, but I was worried about it. I messaged my contact after a week and again received no reply. In the end I rang them after a week and a half and got told that our contact had left the company and no one had even picked up my messages. Angry I felt a bit defeated as that was literally the first thing we had to do and it was already delayed. Luckily the solicitors were then swift with everything and I've just returned our fixtures and fittings and leasehold info and about a billion other bits of paper, so now I can chill this weekend.

I'm kicking myself for choosing to move to a tiny village because there are F all houses for sale there. I feel very nervous not knowing where we will living in a few month's time. Confused

@BabyPotato are there any other villages nearby you could view properties at? We aren’t buying in the village I really wanted, more because I am really flood risk adverse which ruled out a bigger proportion of properties than I originally envisaged.

Survey came back on the house I’m buying late yesterday afternoon. Four 1’s on it, nothing too scary though. The sellers are a total pain in the arse, really not looking forward to next week.

@Didicat I wish we could widen our area but we are pretty set on this village because it's delightful (Grin), we already have a school place for our DC there, and also because I don't drive so we need a place where DC and I can walk to school and go for walks etc. I think I will learn to drive once there but we're pretty outdoorsy and like walking around and this village just ticks all the boxes. Luckily we can play the long game as we can move in with MIL who has a massive house on the outskirts of said village so we can wait for a house to come up.

I would totally be flood risk averse too! I have friends in Cheltenham who have had their houses destroyed by floods in the past, and even now I live in an area that gets regular flooding so I would be careful too.
