The front garden looked very long and wide in photos, we couldn't see it on Google maps (a gate on the drive bocked the view), and the area is much more run down than we could tell from online.

We are due to complete on 25th, I'm still anxious something will go wrong. Thankfully a small chain of 3 so fingers crossed it'll be fine.

I'm trying to get some packing done in the meantime, but it's all a bit overwhelming tbh. I just didnt realise how many "bits & pieces" we have. Plus despite asking the kids to keep their rooms in order of course they havent. I dread to think what under the girls beds. My son at least is relatively organised in his room.

I’m due to complete on 25th June, but waiting for stbex DH to transfer last amount of money from our financial agreement. He said he’d do it today.

Sorry to hear about those with chains collapsing. It’s just seems the most heartbreaking, ridiculous process to go through. I’ve now idea how to improve it. Well maybe a transparent system that you log when something is completed like forms or searches etc. So you can tell if someone’s lying about mortgage offer accepted or forms completed.

I’d love an online portal type thing. So you could check the progress of all sales/purchases involved. Would be so much more convenient than relying on every Tom, dick and Harry for updates!

We took house off the market 25th May.
11 wks of stress and the buyers being such a pain. Dropping bombshells every few wks. So many lies.
Only to get phone on Tuesday asking would we reconsider selling it to them. NO

Searches due back on our purchase this week I think.

Spoke to EA last week to see where our vendors were at and apparently they had found an onward purchase but it fell though. EA did however say that they'd rung in to reiterate that they'd move into temp accommodation and would be good to go when we're ready.

Sounds positive but will believe it if/when it happens! After our last vendors pulled the plug at the last minute we've been incredibly passive throughout this time.

@BlueCherryBlossom After our last buy going no where I have found it really hard to get excited this time round. The process does seem to strip all the happiness out of it. I think I will really believe it’s happening once we have exchanged.

Our sellers have apparently booked a removal company despite there being no expected completion date yet. I admire their optimism, but I can't say I share it. 😂

Hope you don't mind a late joiner to this party. I've read through the entire thread over the last few days and am aghast at some of the unreasonable behaviour from buyers/sellers. I think this horribly broken property sale process in the UK brings out the worst in people!

My current woes are on another thread, I'm just under 12 weeks into selling my property and my buyer has made a last minute crazy demand. I'm hoping it's resolved now but I'm feeling quite fatalistic about the whole thing. We were supposed to Exchange on June 21st and Complete a week later. We will see. I just feel as if nothing is in my control, the whole process is so opaque and I'm just waiting for the buyer to make another mad request. Today I moved a few boxes into our storage unit, trying to be proactive and optimistic...

We have a short term rental from the end of the month while we look for our onward purchase. I had hoped that being chain free would put us in the driving seat but reality is the type of property we are looking for in our desired area is in very short supply at the moment and everything is snapped up within hours of going on the market by other chain free buyers

My last solicitor had an online portal - it was excellent.

Can anyone advise on simultaneous exchange and completion e.g everything on the same day? Any special considerations?

I haven't posted in a while as it's been a constant rollercoaster of problem after problem and just trying to keep swimming. Due to exchange 2 weeks ago, at which point buyers solicitor starts asking for random documents that we have never needed, additional solicitor acting for the buyers lender gets thrown into the mix last Friday at 4pm with 8 pages of enquiries despite the fact that we have responded to main solicitors enquiries months ago. Solicitors can't reach agreement on how deposits will be held. Never ending at this point and feeling very sorry for myself 😂

How is everyone doing? We have been told that our buyers' solicitor has sent some enquiries to our solicitor. Our EA mentioned that our buyer is hoping for June 30th but that isn't going to happen and was never a possibility. Our survey is being done today.

Our seller thinks we are exchanging today, but our solicitors don't seem convinced. So it's going to be an interesting day.

An update from me, all solicitors in the chain are ready to exchange but our buyers needed to refer to the lender with one thing before we can exchange, it’s been over a week and no word, so disappointing as if this isn’t sorted in the next couple of days looks like we will get stung for stamp duty 😭 luckily the amount isn’t going to bankrupt us but still very annoying! Why does it always seem to be the very beginning or the very end of the chain that seems to be the problem! Our buyers are very motivated and are desperately chasing but unfortunately there’s nothing any of us can really do until their lender replies. I’m trying to keep positive though, we always expected a July completion, it’s only because the solicitors were all (surprisingly!) so efficient that I started getting notions of a June completion 😂

My last update was that our chain had collapsed due to someone further up pulling out as a result of the unreasonable behaviour and delaying tactics of the top of the chain.

Our vendors couldn’t confirm they could proceed and our buyers were silent, so it was looking like we would be back at square one having to sell again.

Well a miracle has happened! The people who pulled out have had an offer accepted on a no chain, empty property and the rest of the chain has confirmed that they will wait! So fingers crossed it will happen after all. We will have to pay some stamp duty but we are really hoping that it all completes before the end of September. Our buyers would have been waiting 14 months and we would have waited 13 months if it does!

Just had a text from our buyer asking for an update and pushing for 30th June. We only accepted their offer on the 7th May so never had any expectation of meeting the deadline. We are still waiting on searches and survey. Have asked our EA to ring me as someone needs to manage the buyer's expectations.

So I have a viewing today, two tomorrow and a potential offer (if potential buyer doesn't buy something else).

@Newhousehope it's looking like our buyer has now decided to bin off the mortgage and buy cash - so the enquiries disappear. But I'm not sure if he's using it to buy time. Either way our cut off is next Friday. I can't continue this loop.

We're going for simultaneous exchange and completion :/
It solves the deposit issues and less risky in terms of anyone pulling out in between.
Feels good to finally have a date, just not sure I trust our buyer to keep to it.

How is your transaction going? Is it a by Xmas kind of day, or never kind of day?

@Themostwonderfultimeoftheyear 😂 that did make me chuckle. We started in February and might miss the deadline. Have to love their optimism though!

@Newhousehope I'd like to know the answer to this, too. We've done everything we can: searches are back, we've answered all queries, have had mortgages approved, surveys are done and satisfactory. So not sure what we are waiting on, now.

Please may I join. So desperate for the sale of our London flat to go through. The market for london flats is dead right now so I dont hold out much hope of getting another buyer if ours pull out. The homebuyers' report was done this week and I am absolutely bricking it that it will throw up issues and they will pull out. We're already selling it to them for 30 grand less than we paid for it in 2015 Sad

So desperate to move. Feel like we will be stuck here forever. Not even got a hope in hell of renting it out as thanks to the price drop we haven't got enough equity.
