I've not updated for a while, mainly because there's not much to update!

Our offer was accepted about 6 weeks ago but our vendors still haven't found anywhere to buy. They said they'd go into rented if they didn't find anywhere so solicitors have been getting on with everything, but as we all know vendors often change their minds about renting!

Our last attempted purchase fell through at the last minute (vendors pulled out) and I have no confidence whatsoever that this one will go ahead.

It's just so frustrating and I'm feeling a bit despondent today.

I'm perhaps being too impatient, I know it's hard for buyers house hunting at the moment. We aren't in a massive rush but def want to complete before the Sept stamp duty cut off.

We are still struggling to even find something suitable. We've been looking half heartedly for some time, and now that we are finally in a position to properly start, there isn't much out there. Scrolling through zoopla and Rightmove is exhausting.

Been on holiday so haven't updated in a while. Searches now submitted, booking survey tomorrow (earliest availability is July). Mortgage applied for just a waiting game now. What sort of timescale can be expected once search and survey results are in? Wondering if there is any chance that we will be in by the end of the summer holidays.

Vendor EA just called to see how my sale was going... I said I haven’t heard anything despite an email last week. After my lunch calls I will be calling them to see where we are.

I see it all as one big process but I need to think of it as 2. Buying and selling. And remember that they are both separate things that need poking at different times!

Our seller has told us they are hoping to complete on the 25th, which is equal parts exciting and terrifying. We're just waiting on the building survey and for their solicitors to answer a couple of questions, so thinking it might actually be possible!

I've also found out there are spaces for the kids in their new school, so can start as soon as we move in. Time to get new uniform ordered..

hi all, not messaged for a while either.

at the end of the process now, our buyers have been ready for a few weeks, but we had 1 outstanding query which only got resolved friday, the chain of 4 was notified. Our solicitor says she is still waiting for confirmation from our buyers we can exchange since friday afternoon. Should I be concerned?? I am not in direct contact with our buyer, unlike our seller who watsapp quite frequently. I have tried calling our EA but no answer..

we are due to complete on 11th, this was all agreed, but really want exchange as a reassurance! should I keep calling the EA or just be more patient?

I didn't realise there was a support thread! Just posted a thread about our situation but I'll join here instead.

All I read everywhere is that the market is going crazy and property is selling for thousands more than asking price within a day of being listed. All I can say is not if you're in a London flat with no garden it's not. We finally accepted an offer of approximately 30k less than we bought the place for in 2016 (we are moving into rented and selling to FTB so no chain). This was at the end of April and the homebuyers survey is not even taking place til next week. Our solicitors seem to be fairly competent but the freeholders are an absolute PITA and take ages to respond to everything. Ground rent is basically nothing (peppercorn) but service charge has been high the last couple of years due to external building works that needed doing (now all complete). Absolutely terrified buyers will pull out. I know I need to just accept what will be will be but I will be devastated. We are so fed up of being here now. 500sq feet with our 4 year old and we've not been able to have another baby due to lack of space.

We definitely can't rent it out either if it all goes pear shaped, haven't got nearly enough equity for a BTL mortgage- still got 260k on the mortgage. We bought it for 345k, selling for 315. Sad

@Heebiejeeby very similar situation! I have a London freehold house that size, with a south facing garden, priced like a flat, 8min walk to station with great train service. Just not had interest. And I think we were too late for investors looking to park money during SDLT holiday. Our estate agents say that FTBs that around now have more cash and are fussy. There’s nothing I can do, as the feedback is about it’s size and location (people want to be on the quieter residential roads). If I’m honest, we bought the place as a commuting couple - would I have bought it now in this work from home world? I also think the people who would usually be looking at this price bracket are the ones whose income and job security has been impacted. Younger graduates etc. The market for 400-500k is crazy. The market below and above that is quieter. I increased my search parameters and I’ve noticed houses above 500k have been sitting on market. Loads of 2 bed houses under 400k in my area sitting for ages. I’m hoping when offices go back people will want to buy my house, but when will that be?

I am fuming. Top of the chain has communicated that he can’t complete before the end of June. This follows him saying at the beginning of February that he was going to move into rental and then making excuse after excuse for months. We then found out he had an offer accepted on a property in mid April. He agreed a date for next week but has now said that it can’t happen before the end of June. No alternative dates have been proposed. One of the reasons given is that he needs to find a rental for his son 😡😡

I don’t know what is going to happen now. I’m expecting the chain to collapse and we’re going to lose the house we’ve waited nearly a year for. People should not be allowed to get away with behaving like this.

Hi all, sending good house moving vibes for this week!

For us everything has come together surprisingly quickly, my solicitor says they now have everything they need to exchange so the selling side is fine (no onward chain) and there is just one thing the buyer needs which we should be able to send them tomorrow. Our solicitor is talking about potentially exchanging at the end of the week! Shock I wasn’t expecting this and I am a bit shocked, but trying not to get my hopes up and be disappointed. We weren’t actually targeting the end of June for stamp duty reasons, thinking that it would be too tight and stressful but it’s possible we might complete in June if nothing unexpected comes up, so that will save us a bit of cash! I guess I don’t know where the sellers solicitor is, hopefully they’ve sorted what they need with the seller, and the EA says the buyers solicitor is happy but who knows. So fingers crossed more good news is to follow later in the week!

Called the EA for an update on my sale, they called back today after getting the abrupt side of my solicitor asking them to email him 🙈 apparently the phone is too much to handle!
So I am still none the wiser 🙄

That's really frustrating, we're waiting on answers from the sellers solicitors which they swore blind they sent 2 weeks ago, and blamed our solicitors for not telling us. Turns out they never sent them.

Would be good if they'd just be truthful!

Can I join? My timeline-

30/03 offer on house accepted.

Had a DIP with L and C but apparently this is worth nothing so house stayed on the market. Phoned them but they could not get me an appointment until 2.5 weeks time. Not too good. So rang a local broker.

31/03 Fact finding. Then had to wait over Easter weekend while broker found suitable lender. Awful wait.

06/04 DIP

09/04 Full app

15/04 Valuation
and questions on bank statements. Why had my parents sent me £200?

21/04 Mortgage approved.

I have had 3 weeks of anxiety. As a pp poster said trust the process and your broker as hard as it is. I think my broker must think I am crazy.
20/05 searches back all fine.

Completion date then set for Friday 11 th June. Set up moving and LoA from work.

Email from solicitor yesterday they hadn't sent my form for giftted deposit to lender so can't complete Friday. Not happy they knew this from the start. Mortgage offer had to be reissued which they did straight away but then apparently it takes 5 days to draw down the money.
Apparently now though they are waiting for the probate certificate. They didn't say this before. So who knows when we will complete. I wish they would be up front from the start.

Not happy.

Well after almost a year of waiting, our chain has collapsed. No idea what is going to happen now. We’re waiting to hear what our buyers and vendors want to do (collapse was further up the chain). What a nightmare. 🙁

Ah @Gyptian, mine too. I'm so sorry.
This morning I was pressing the solicitor for 2 last outstanding queries so we could exchange. This afternoon I got an email from the EA saying that the top of the chain is now refusing to move out, so all 6 of us below the pillock are just left hanging. We won't be going into rented for numerous reasons and I imagine the rest of the chain feel the same. So that's that.
I hope someone in yours breaks the chain and you get moved - there's still hope!
