My 12 week contract with my estate agent is up on Tuesday. I've had 11 viewings and zero offers so I'm going to let it lapse if I don't get an offer by Monday.

I called to tell them today and they're super confident that they'll have a houseful on Saturday - and an offer. Uh huh.

@Paddingtonthebear I really wouldn't give up yet. As others have asked, did you have another survey? Do you think the property is worth the £25k more or was the price always pushing it?

I think based on what is available locally the price we offered and had accepted was fair. We could try another lender but the valuation needs to come in at that agreed asking price as otherwise we can’t get the mortgage amount - we are FTB and we can’t go afford to put more into the deposit so there is no wiggle room for us it has to be that price or less.

Morning!

We hope today will be exchange day but our buyers solicitor keeps putting barriers up. I spoke directly to our buyer and he's annoyed with his solicitor as he says he told them he has no concerns and to agree to exchange.

So, our solicitor will chase his solicitor. And he will also chase his solicitor. Meanwhile we have the EA for our seller messaging us constantly.

This is literally the most frustrating process ever!

Fingers crossed, buyers solicitor pulls their finger out and exchange can still proceed.

What area are you in? There are some super hot pockets in terms of predicted increases. Maybe post the link of the house if you are comfortable doing so?

soooooo we have confirmation of the cash offer for the house we are living in - they are aiming to complete mid July (hmm, think that might be a bit quick but let's see). This one I am concerned about the survey - the roof has leaked, there are cracks in the walls but it's an old (small) mid terrace property. I don't think this is unusual but I've known surveyors to be tricky about these things. We are prepared for the buyer to try and reduce the price!

the man buying the other house has had the survey done (again) yesterday - I am worried about this one. He wants to complete by 30 June. We have booked the movers for 21 June to move all our stuff there into storage. My solicitor says everything is ready our side - but she is waiting for their side (hasn't seen contracts etc.) - the EA said that their solicitor could only sit down with the purchaser on 14th June (just backed up till then). This is in Oxfordshire and they all appear to be run off their feet (I'm guessing the market is just hotter there than here in London!).

we have had the offer accepted on the property we've found nearby - the EA has been pushing and threatened to not accept our offer in preference for someone with a less complicated chain because the vendors are desperate to be quick, only for the vendor to accept our offer and then tell us they don't even have a solicitor yet! So much for wanting to be quick!

I am so lost with time scales. Can’t believe it’s June already. We were looking at august, secretly hoping for July, purely because we are meant to be on holiday in august and I don’t want to faff around by being the one who cannot do certain dates. We’ve prided (a word?!) ourselves in being flexible for everything so far, to be as amenable as possible. Our vendors wanted June - pretty sure that’s far out the window!

Angry so sellers solicitor isnt in work, but the locum can do the exchange.

Buyers solicitor isnt in work, and no one else can do the exchange.

Sellers EA is spending his day off chasing solicitors and getting confused about who needs what within the chain.

Meanwhile we're sat ready and waiting, with a solicitor who is in work.

Now being told tomorrow morning.

I'm surprised I'm not driven to drink by all this frankly. Confused

Newbie here, we sold at end of Feb - offer accepted on the house we’re buying mid April

5 houses in the chain though - and our buyers are FTB so pushing for exchange.

Already so stressed, other than our FTB our estate agents believe we’re all awaiting searches / enquiries

Anyone else in a long chain? No idea when it’s even a good idea to start packing

Morning all! We are still waiting for our vendors to find somewhere to move on to - to be fair it has only been two weeks since we had our offer accepted. We're (so far) in an incomplete chain of 4 so who knows how long it'll end up or how many months this will take 😬. We haven't even had a memorandum of sale since our offer was accepted. The estate agent says this is because the vendor has been advised not to instruct a solicitor until they have found somewhere 🤷🏻‍♀️. Our estate agent had our memorandum of sale out the next day after we accepted an offer so I'm not sure why they are doing it differently. We haven't moved in 13 years so I have no idea what happens really 😄. Good luck everyone

To recap: we’re in a big chain. Offer accepted on a house in July last year. Ready to exchange since the beginning of February. Delays have been caused by the top of the chain who said that he was going into rented and four months later after being led on repeatedly, it turned out he had an offer accepted on a house. To a certain extent, this was a relief to know as it felt that progress could be made towards a completion date, especially when the chain agreed a completion date for mid June. I started packing and have got a removal company lined up. Yesterday, I was told that he might not be able to make the date agreed after all. Something to do with issues that haven’t been rectified with his purchase and that that he needs to make family arrangements before he can commit. WTF?! 😡 So now I don’t know whether to continue packing or not. I’ve waited almost a year for this house and this selfish, despicable excuse for a human being is messing everyone around again. 😭

@flashbac- we first put our house on the market in February 2020 🙈. We had buyers pull out and then sold again in June. The length of time I am hoping is unusual and that most people don’t experience the nightmare we’re experiencing. All because of one person!

Exchange didn't happen yesterday, due to the solicitor who took over our file deciding to go home at lunch time.

Then today he emails my solicitor complaining about us pushing the exchange! It was meant to happen a week ago! We have literally had a week with zero progress when we could have exchanged!

Now they're saying it'll happen later today, but honestly I'm not hopeful.

I seem to have a permanant tension headache these days, I just want this final piece of the legal puzzle completed so I can take a breath.

If it helps, I’ve been in the same boat all week (waiting for exchange on our purchase, after waiting the last few weeks for exchange & completion on our purchase)- and it finally happened today, with completion on Monday! It’s just a painful wait for solicitors to get their act together haha.

Random question: we need to get our Internet arranged for the new house, and they apparently need to do a credit check. Is there any danger to getting this done between exchange & completion in terms of our mortgage offer being withdrawn?

Well it’s a been a week....

In our small chain of 3 there’s been a hold up which means that we have no hope in completing by end June....argh!

So to compensate we’ve accepted a £5K reduction in the price.

And so we start again with MoS and contracts!

We are currently pondering on increasing our price if its looking more likely our buyers delay is going to cost us the £4k stamp duty. We have already accepted 3K price reduction for the survey though..
Hopefully its worst case scenario

@Panda368 - no not with us but the top of the chain.

Our vendors pulled out of a sale and found another but the vendors of that one were going to vacate but have now found a house which is a probate sale.

We'd already been alerted to it about a week before so we knew what level of compensation we'd have accepted. Unfortunately, we're not talking insignificant amounts of stamp duty

Buyers solicitor is still saying completion on 25th. We need this exchange, not just for my sanity but because our sellers are buying a new build so have a time frame to complete within. It should have been the end of May and the builders have let them extend it this week.

Well I’m back to the very beginning, don’t have a buyer anymore. So much for selling straight away first weekend! I’m putting a positive spin on it, hoping it means we get more serious interest as appeal of SDLT holiday goes, and when looking to make offers might be less frenzied.

Hi all, just checking in! We've had some progression here - searches are back, survey on the house we're buying was done on Weds so we're just waiting for the report, fingers crossed it's all ok.

Yesterday we had a bit of a minor panic - one of the seller's responses to our solicitor's enquiries revealed that they hadn't had their kitchen-diner signed off by building regs at the time it was knocked through. They had contacted a structural engineer who said they needed 'two posts' put in to support the ceiling, and that they were going ahead with that work next week.

Well, we read it and were thinking wtf does 'two posts' mean, what will it look like, where will they be? etc etc. I had ridiculous visions of two shiny stripper poles in the middle of my nice big kitchen-diner Grin. Rang EA and our sol in a panic, thankfully all sorted quickly and I suppose I should be grateful that our sellers just got onto the issue without a fuss. But it was a bit of a wtf?? moment for us as stressed FTBs Shock

Still on track for completion end of July, I hope...

Our purchase is progressing well. Our sale... So much silence! Our Estate Agent has been off this week and although someone else in the firm agreed to chase, they were unable to find any further info. Really frustrating.

Searches for our purchase are due back towards the end of June and our sellers have already moved out.

I'm slightly concerned that it feels like we are on track for a completion date that clashes perfectly with my due date of mid August...
