I'm certainly on wine.

And for some reason unknown to anyone the Land Registry decided to stick on my maiden name to my married name when I inherited my house from my mother which has had everyone in a tizz. I am not double barrelled, have never been double barrelled and now have to get out all my various certificates to prove I am not who the Land Registry or some random solicitor along the way decided I was. Grr.

Andthenanothercupoftea oh what a shame. I think you're right, if it wasn't this it would be something else that made them back off, they're obviously looking for excuses.
Very exciting BlueCherryBlossom & mariposa, hope it all comes together for you tomorrow.
We're still ticking along, I don't think there's any major issues but I'm not certain anyone would tell me if there was. I had to send a quote for buildings insurance on the new place today, I'm hopeful we're getting closer!

Definitely ask your solicitor. It's apparently free to update it, you just have to send them a specific form.

Omg @savemefromsearches my maiden name will be on the land registry too 🙈 going to email the solicitor, they already have my marriage certificate so hopefully they can just handle it?! Who knows! We are earlier in the process than you I think so hopefully I can get this sorted whilst it’s not a big deal!

@savemefromsearches we haven’t exchanged yet but they requested the marriage certificate once they had the info from the land registry, quite early on in the process. I don’t think it’s a long or difficult job.

Actually I don’t think they’re updating the land registry for our sale - that is staying in my old name. The new house will be registered under my new name though. I think when you get married you can legally use either name so it doesn’t really affect anything?

Hey all, hope everyone is getting along OK! After our purchase falling through in January, I am back on this thread having recently had an offer accepted at last!

How are you all finding contact with solicitors, mortgage advisors and anyone else involved at the minute? How long do you wait to hear back about minor but vital inquiries?

Things aren't going as well as they did when we went through the process in Nov-Jan (the sellers pulled out of that purchase last minute). Was expecting time frames and whatnot to be roughly the same as then given that covid and stamp duty deadline were relevant then too but am experiencing a lot of things like "will send you X by end of today" but 10 days and several phonecalls later have not received it still.

I can't pester anymore than I am and wondering if I'm being unreasonable in doing so. If it's normal and expected right now I'm happy to be patient but feeling so worried that we will not be taken seriously by sellers if things carry on in this way going forward. It's taken two weeks to do what we did in two days last time!

I guess I'm looking for some reassurance that this is just the way things are right now...

Have been shamelessly following the thread closely but too afraid to post for fear of jinxing our sale.

Our buyer's are FTB- they live in Hong Kong and are buying the property with a buy to let mortgage. Purchasing a house literally round the corner, that overlooks 1) the park we walk our dog in twice a day and 2) is situation a few metres from my son's nursery. It's so hard to try not to get too invested when you have to stare at it twice a day!! Hmm sellers seem lovely and are moving into rented.

Our mortgage is approved, survey on purchase complete. Our buyer's survey takes place this Thursday. Searches will be back both sides 1st week of June.

I'm feeling v v anxious about the survey on Thursday. It's just a homebuyer's report, but our house is a very old Victorian house. Whilst it's been renovated and we've taken good care of it, I can't help but feel fearful and have a sinking feeling. We only purchased the house 4 years ago and as expected for a Victorian house in London, the survey pointed to historical movement but assured that it was nothing to worry about and not progressive. I can't help but look at the quirks that I once loved and attracted me to the house as the things that may now make our sale fall through. Just worried about how ambiguous surveyors' reports can be.

Is it normal to feel this nervous about a survey? Have sold a house previously and didn't feel anywhere near this anxious.!

I’m nervous about ours @wisteria90 - but I think it’s because I’m scared of anything going wrong!! We’ve been here 15 years and had no issues, but like you, have a horrid feeling about it all!

@wisteria90 I am not selling only buying but every step makes me nervous! I do think it is normal, especially during this period where the market is the way it is. Anyone buying a very old house will expect a few things to come up on the survey I would think. Good luck, I hope it goes well!

Thank you for the replies @Newhousehope and @LopsidedWombat It's so reassuring to hear that other people have this sense of impending doom. I think it must be the fragility of the market, combined with the age of the house. On one hand I'm absolutely dreading tomorrow. On the other hand, at least if it's going to fall apart, it's likely to happen soon.

yes I am very anxious about our survey @wisteria90. The older house people expect problems with it (it's hundreds of years old). The small terraced place in London is full of cracks and damp (which we've dealt with the best we could) but I think people will be less forgiving here! I am dreading what they say as the buildings have moved since we did the loft - we had a structural surveyor have a look but that was ages ago.

The waiting is driving me mad, I feel like I should be doing something. Our seeker is convinced that we're going to be all done before the stamp duty holiday ends, but I'm not too optimistic.

@wisteria90 We were dreading ours! We are selling a Victorian terrace but have renovated throughout so hoped that no massive issues would come up, the only thing that came up was to get a damp report which we did and that flagged up a little bit of damp which we will be getting resolved next week. Tbh I was quite disappointed the mortgage company of the buyers insisted on it being fixed because the damp is very minor, we didn’t even know we had it! But never mind, could have been worse I suppose.

@savemefromsearches I’ve just heard back from my solicitor, he says that the buyers can submit my marriage certificate when they make their application and that will cover it, perhaps you could enquire about that?

It's so reassuring to hear from people with similar properties (Victorian terraces or older homes) who have felt / feel the same worries, despite previous renovations etc.

Ah @Cantbebotheredtothinkofaname I really hope that ours comes out similarly. You must have been so relieved. That seems very OTT from the mortgage provider to insist on the damp being resolved given that it was minimal.

@TheRedHat best of luck with your surveys! Do let me know how they go!

Just heard we wont be exchanging for at least another 2 weeks.

Our buyers sale is being held up by having to serve notice on the 3rd party owner of their Rent Charge?

I think Rent charges are really common in Manchester but we have an indemnity on ours as no one knows who the 3rd party is so haven't had to think about it

Does anyone know anything about these? is the notice a formality if the current house owners haven't had their rent charge claimed while living in the property?

Hopefully this doesn't open up a little pit of delay at the bottom of the chain.
