@Newhousehope exactly! I've looked into it and if you are concerned there are protective measures you can take that seem pretty simple and cost around £2k max (depending on how big the house is and how hard it would be to fit).

@Andthenanothercupoftea that’s very weird with the radon. Sounds like a knee jerk reaction to something that will affect most houses in the area they are looking in anyway if you are in one of the radon heavy areas? It’s more than 1 in 3 houses that will be affected by it. Our valuation survey mentioned radon... I’m going to go investigate

I'm wondering whether it's an excuse, it's the fact they wanted to walk straight away rather than negotiate or ask for further testing (which is recommended as every house is different). Just bizzare. I've moved beyond being upset to being angry...hoping to get to acceptance by lunchtime...

It is strange they just walked rather than discussed it at least. Perhaps they have seen something else or got jittery. The market is nerve wracking at the moment.

Apparently, having emailed the agent, the buyer wants to have the full mortgage offer ahead of confirming solicitors - isn't that extremely unusual?

Caroline147, it's completely legit to ask for an update at this stage of your transaction. I've tried to stop myself contacting the agent too often but there have been a number of occasions when I've cracked - and everyone I know says: that's what they're paid for!

The mortgage offer is dealt with in the background whilst the solicitor does the legal leg work.

This isn't acceptable, at all. AND the buyer has to tell the lender which sol they're using to ensure they're on their panel, and so they get a copy of the offer.

This isn't the correct way around at all. And what's more, the agent should have nipped this in the bud right now.

Keep the viewings going.

@Andthenanothercupoftea that's a really odd reason to pull out!
House we're buying has a high radon risk but it's never going to be a deal breaker. Most houses in this city are!
If you want to protect yourself for future offers there are 7 day radon tests available. Apparently not as good as the 3 months ones but might placate a nervy buyer.
We'll get them to do the 7 day test or go via the indemnity route if they won't.
I think they've got cold feet or found somewhere else?
So sorry.

I am very nervously joining you all

we are selling 2 small places (oxfordshire, london) and buying one bigger house (london)

Ox place is sold to a no chain buyer - hoping to exchange pre 30 June. London one needs to go on the market - probably next week. We put an offer in last night on the bigger house in London and it was accepted. I wish it wasn't so complicated eek. The estate agent in Ox is brilliant and totally on top of the transaction. I'm not so sure about the London transactions though! A lot can still go wrong!

@MinecraftMother I had to provide evidence showing exactly how I was going to fund the transaction before they would accept our offer this time!

Still waiting for the EA to get back to me about any negotiations they might be open to.

I think I'll go with the retention if they are up for it. Local searches based on postcode show we are in one of the lower risk parts of the town, so whilst the survey is technically correct we are in a high risk area, it wasn't very specific to us.

Hopefully we'll get a better offer if we remarket and that when the EA tells people the sale fell through due to radon they'll find it laughable (and potentially reassuring that that's the only issue with the place?!).

I had a look on Rightmove and I'd say we are probably in a slightly better position than before with regards to the number of properties available. It just depends how active the EA are about letting people know we're available again as we'll be 6 weeks back if sorting by recent additions.

The vendor of house we’re buying is starting to get pushy with us to exchange and complete on our purchase, so we don’t have much time left now. Every night has turned into wine night with this stress haha Wine

Just found out the previous buyer pulled out due to the neighbours ConfusedHmm the estate agent told me that they’ve since moved out 🙈 and the new ones are removing the hokey hedge and putting a new fence in - so bonus for us! if we can still sell our radon filled house!!!

Seller is over-communicative, doesnt want to move before 30th June now; buyer is silent (just heard a bloke outside talking about my roof - so guess that’s been highlighted on their survey). I can see £30k slipping away right there. 😫😫😫

Our new house is in an area with high radon. We will do the test and if our house is high risk we will get the sump with fan put in. It isn't that expensive.

We are at that boring in between bit. We need to have a little bit of work done on our house next week to satisfy the buyers mortgage providers which is booked in, and I’ve just enquired about a homebuyers survey on the purchase property (though it has already valued up OK). I’m hoping the solicitors are just getting on with what they need to in the meantime, all seems very quiet!

Is there anything we need to be doing? We have instructed our solicitors for both the sale and purchase and have filled in all paperwork sent so far. Have kept EA updated and given her all information requested. Feel I should be doing something...

I'm totally with everyone feeling massive stress - sympathies.

The agent has been quite gentle with the buyers but apart from the odd order of play they are a lovely couple, seem really invested in the property/ new lifestyle (we're on the beach/ they're from London) so he doesn't want to put them off. At lunchtime a) the buyer emailed the agent to say he was cautious about spending any money until the mortgage was in the bag, because the house plus stamp duty and expenses are at the top of their budget and b) the agent phoned to say could I be in for a mortgage valuation tomorrow (so now busy stuffing clutter into cupboards etc. So I'm slightly less wobbly than I was before - but it's unconventional for sure.

Has anyone else's buyer insisted on name being updated with the land registry following marriage? I never updated mine because I didn't bleeding realise I need to, and why the fuckety fuck have they waited until now to ask for it to be done, when they have had the title and my marriage certificate for weeks.
How long did it take for you to update the register :/

Google is telling me up to a month, which puts us pretty close to the deadline.

@goodbyestranger it's not the worst thing in the world. My idiot buyer has waited until we are almost done with the legal bit, and is still faffing with his mortgage, so we will all have spent 000s on legal fees and it could come back as a no. A week later and the valuation report is still not done.

Wine. Give me more wine.
