Thanks @Cantbebothered they have expressly said they want it changed now. The mind boggles. Either way my solicitor has said it's submitted now and shouldn't take too long.
A week later and we are still waiting for their mortgage to be released post bank valuation.thoroughly had enough in honesty. Just can't see how it's going to get done and in time.

So we've gone back on the market and we've already got a viewing booked but the buyer has been in touch to say they might want to proceed but they have some concerns, they just haven't said what those concerns are...

Anyway I've decided I'm not going to negotiate on price, I'll do the radon retention thing, but nothing else. I'm also not taking it off the market until they have booked a survey and instructed local searches and if someone offers more money than them before that point then I'm 99% I'll take it.

Saying you're pulling out then not responding to calls for 2 days isn't on. If they'd said they wanted more information or shared concerns that's one thing, but they are really messing us around.

Unfortunately we're not in the position to reject them as we haven't exactly been fighting off offers. But definitely going to stop being so nice now. Lesson learned.

Good news for those of you exchanging.

I’m really worried now. Our mortgage approval has taken a lot longer than we thought. We went with a broker to apparently speed things up. I’ve not trusted him at all. Anyway, I called him asking why it was taking so long and if there were any updates. He said these things just take their time and it should be with us any second as the valuation was fine.

I went above him and spoke to virgin myself. Turns out he had sent them a blank declaration of sale. He then sent them another blank declaration. The third time he send them a blank declaration with our signed one 😡!

Virgin money said we should receive our offer by close of business wed. I just feel that this is going to hold up the process and we will be left with such a small window to get it completed.

I feel like we’ve been screwed over by something we only did to try and improve our chances. We felt very confident in applying ourselves. I’m cross and sad

I'm wondering whether it's an excuse, it's the fact they wanted to walk straight away rather than negotiate or ask for further testing (which is recommended as every house is different). Just bizzare. I've moved beyond being upset to being angry...hoping to get to acceptance by lunchtime...
We had a similar thing happen, first buyers offered under asking price, 10 minutes later, before we even responded, they upped it to the asking price, few days later pulled out due to flood risk, it has never flooded here, yes the river bursts it's banks every year but it never gets even close to the house, environment agency flood site confirms it. I'd rather people be honest and say they changed their mind. Thankfully our EA called other viewers and one offered asking price.

Yay, congrats LaMariposa!

we have had NOTHING happen since I last posted apart from DH and I nervously obsessing but finally I have been able to get in touch with agent. So we know already that sellers are a divorcing couple that due to Covid etc have had to live together in house since separating... so a horrible emotive situation. Agent assures me that they do BOTH want to sell the house and not holding each other up but... I'm not convinced? Anyway, although they have nominated solicitors solicitors have not been able to go ahead at all, as they require final settlement from the ex-couple. Won't get it through courts, as they have chosen not to go thru courts (fair enough). So now we are waiting on them to agree - and I feel v bad pushing it, as it's clearly a bone of contention - and if they don't - will they pull out? OTOH, if it was me I'd want to be out the house asap. (Sorry to air other people's dirty laundry here btw. If you all think it's too much, let me know and I'll delete.)

Sent emails to our solicitors authorising exchange/completion of our sale first thing. Was panicking towards lunchtime that we'd heard nothing and then my husband text to say the EA had called to say it had completed! Solicitor confirmation came through minutes after.

DONE! Grin

Not the end of my time on this thread though as we still have our second attempt at a purchase on the go, fairly early days for that! Found out that our vendors have secured an onward purchase though so that's another bit of good news here today!

Having spent 2 days stressing I've finally picked a solicitor - had quotes ranging from 1900 to over £4000!!! Have gone with the second cheapest which a family friend is also using and is finding good, anyone had their quote change by much in terms of disimbursenents once things have started? There was one the offered no exchange no fee but I've tried getting hold of them 3 times today and found their knowledge and communication really disappointing despite high trust pilot reviews. I hate this organising bit!!

The stress doesn’t end after exchange.. two days before we complete we have a commitment. We’ve spent £250 already non refundable.

DH now tells me we need to be at home to pack up the house this day, rather than they say before the move, because he didn’t bother to provisionally book with the movers we are using back in April when we discussed dates.

I am very very pissed off with him. He has done very little towards this move other than sign things. Oh and today he spoke to Sky to get that sorted in the new place. We nearly didn’t have building insurance in place today, last weekend when I asked him about quotes he told me I never mentioned it, when shown the text message where I asked him to do exactly that he then got grumpy with me.

He is deliberately incompetent at times, and I am very annoyed.

When you insure your new property, do you do it on exchange day?
Is there usually an option for this when getting quotes on line ?

Has anyone had a roof survey done separate to a building survey? Did you pay? I’m not sure if I should just ask a roofer to have a look and give quotation (with permission of vendor of course).

Argh, so annoyed!

Our solicitor received the questions from our buyer last week. We chased her yesterday as we heard nothing, she said she will be reviewing them & giving them to us next week Angry so another week!

Our buyer is chasing us, our seller is chasing us (ironic as actually our seller has been slow at signing things) and we've reminded solicitor we want done by 30th june and all she could say was "I told you, I cant promise that"

I’m trying to tell myself that the stamp duty holiday is a bonus and I’d still be moving even if it didn’t exist.

(Not been very convincing so far admittedly).

I’ve had the draft contract through. Which we’ve signed and returned.

Does anyone know what that means in terms of the selling price stipulated, or could there be negotiations (there haven’t been any yet)?

Your contract isn't binding until exchange @0hforfoxsake I think it's just so they have a copy on file then they date it on exchange day.

Thanks HRT! I’m just wondering what changes can be made to it as we’ve signed it? (And I’ve had to get XH to sign it and can’t be arsed with him getting involved any more than is absolutely necessary).

Our mortgage was approved! Gin As we are self employed I'm always a bit nervous about it, but it was approved within three working days of being sent to the underwriters.

Our buyers' survey was earlier this week. The surveyor was really nice and told us he hadn't found anything to worry about, but that he "has" to put on the report that the windows need replacing (they don't, they're double glazed timber frames we've maintained beautifully, but never mind), and that there is evidence of non progressive settlement. Hopefully we don't have nervous buyers who would be scared by that!

I'm now just waiting for a FENSA certificate to materialise, we had to replace a door and it's taking ages for the certificate to arrive.

We've just had our buyer's surveyor over. He was a really nice guy and pretty chatty- except we mostly spoke about dogs! He but didn't give anything away about the house or report. I didn't like to ask either.

He was here for 2 and a half hours. Can't work out if 1) he would have told us if he'd found anything and 2) when we're likely to hear back if there was a problem.

I'm not usually an anxious person but this is the bit I've been most afraid about. I got about 3 hours sleep last night and ended up cleaning the bathroom at 3am. Hmm
