This thread has definitely put me off compromising for a house and the “it’ll do for now approach”. Too much heartbreak! However it does mean we’re now one of the crazy people who’ve over offered on a house that ticks everything on our list... we’ll see, they’ve gone for FTB to lessen risk. I’d already offered over asking and it got rejected. Now we’ve offered the most we can.

Yikes,tomorrow is my last day to get everything packed and last night in the family home. Going to miss it as the house for me and daughter is ok but nothing like where we are now. 😢 Completion Friday. My back is broken from all the packing and bending and lifting. Friday is going to be a very long day. I feel quite nervous now .

Just had a call from the agent - our buyer has had their survey back and wants to cut 10k off the price. 240 down from 249.500

Agent says they are not going to be walking away as they are about 3 enquiries short of being ready to exchange, but I can do without playing silly buggers with negotiations this week.

Apparently we have damp in the hall / living room and kitchen which is news to us having lived here 4 years!

Party wall in attic needs to be built up as having a gap (as early 20thC houses do) is a fire risk - this feels like fair doos - we can get a quote and they can get the work done themselves agent seemed to think this would cost about £500

Potential decay to the roof eves and lead flashings need maintenance plus age related roof issues - we have never had a leak.

What do you go back with?

Her mortgage offer has been issued by the bank so nothing she is asking for is actually a condition of her mortgage.

@Panda368 we had almost the exact except for damp. We asked to see a copy of the report which our buyer shared and then helped arrange quotes etc
Ultimately some of the works as part of the house, I'd say the party wall is something you shouldn't pay for as there's nothing really wrong with it.
The total costs for the works potentially needed in the future was £6k so we said we'd meet half way and knock off 3k which our buyer was happy with.
Personally I think asking you to reduce for the total amount the surveyor has advised is a bit steep but it's a negotiation point.
I would go back and say you want a damp specialist to look because you don't think there's damp and then ask them to get formal quotes for the other work before agreeing to any price reduction

We haven't exchanged as we thought 😭😭😭 we should be exchanging early next week and moving the week after. I honestly can't cope with this shit show of a roller coaster ride. As soon as we feel we are getting somewhere it's ten steps back! Argh! I won't actually believe we are moving until we get the keys!

Despite the best efforts of our buyer’s solicitor to hold things up, it seems our buyer is committed to moving on 21st May so looks like we could finally be exchanging and completing over next 10 days 🤞

And we were expecting to have to wait a while for our purchase to be ready, given it’s probate, but apparently they’re expecting the grant of probate through any day. So after feeling like we’ll never move, it all seems to be finally moving forwards. Just hope it doesn’t all slow down again haha

@arthurdaly we've been sent the copies and bits of the report it reads mostly as age related stuff/ par for the course with an older house.

We really dont want the hassle / can't afford the time delay in getting additional surveys and quotes done.

Plus you never know what an additional survey or quote might throw up. 😬

Our agent has basically suggested throwing her a bone of 2K towards things to make her go away as the feeling is there is no way she is backing out at this point but we want this over the line.

She paid 20k + over the asking price as it is so it's not like its the end of the world.

Haha. We had our pictures done this morning and our house is going on Rightmove this evening. The estate agents are saying we'll sell it in two weeks, and our broker reckons it's entirely possible it will be sold by the end of the week. Sounds like bollocks to me but it would be nice! Grin

We had confirmation yesterday our buyers solicitor now has all the paperwork in place, they just need to return the signed contracts then we are ready to exchange. We are aiming to exchange this Friday, everything crossed.

We’ve also asked our solicitor if we can have access to the property we are buying from exchange to do a bit of cleaning - it’s been empty for 6 months and wasn’t great before that. He seemed to think it wouldn’t be an issue although we might have a bit more paperwork to do. Nothing that should hold up exchange though.

Our estate agent managing the sale is on holiday next week, so I hope it all goes smoothly.

Yikes that's the cats dropped off at the cattery for a week. They are not impressed! Didn't like being kept in all day either 😂. Meanwhile I'm running around like a headless chicken for the removers coming at 8 tomorrow morning 😴😴. I have done my back in and am so tired and achy. Once in tomorrow and they've gone I'm going to hibernate for a week. 😂

Our buyer phoned me today chasing me up as he wants to order the new kitchen. Told him it's not us holding anything up, we're waiting to get the queries back our solicitor raised.

Fingers crossed this happens next week.

We had the survey done on Monday, got the report back Tuesday!
Nothing major on it. Smile
Surveyor thankfully discovered the loo was broken so they'll have to get that fixed.
A few enquiries outstanding still......
end of June is just under 7 weeks away so I hope they get a shimmy on!

Enquiries have been answered finally!
I haven’t got the time or energy to read thru them at the moment.

Minor setback with our vendors is that they pulled out of their onward purchase 🙁 due to survey issues.

Still trying to pull out all the stops to complete by 30th June! 😳

I suggested we swap houses - we’re in rented!

Hey all pls can I join? have had offer accepted on a brilliant house with large garden but buyers are a leetle slow and DH and I are terrified they're going to pull out or wait just long enough to ask for higher price. I'd really hate to lose it as its the only house we both like and picking are slim round here... meantime current house is full of my parents' junk (both died fairly recently) and appears smaller and smaller!

Mortgage valuation booked for end of the month, just sent back the solicitors initial paperwork so just need to wait now. No chance of sorting by end of June as far as I’ve been told.

Similar to us in time frame then. our vendors want to be done by End of June, they were heading that way when their buyer pulled out, we’ve obviously stepped in (!), but not sure how quick it can be done.

We are at the same point!! I never thought I'd say this but I am starting to hate weekends 🤣 two days of knowing nothing will happen! Fingers crossed for you today. My sol said our exchange wil happen either today or early next week
