June would be wonderful - prob v. unlikely tho! Offer accepted March, so not too long, but it took sellers two weeks to instruct solicitors and they needed a lot of pushing - the house has been on the market for ages and they previously rejected an offer (I don't think it processed to sale...) they're post divorce it appears and I feel like one or both really don't want to move!

Definitely not fond of weekend now ballsdeep! (what a username!!)

Not sure paddingtonbear but we are with first direct and have our mortgage appointment on Sunday

So far we have had the searches done on our purchase, answered enquiries on our sale and have the mortgage appointment . What’s the next steps after this ? Thanks

Solicitors are hard work aren't they? The sellers solicitor is saying they've sent paperwork to ours, and ours are saying they haven't received it, us and the sellers are having to convey messages between them. Pretty certain that's the wrong way round.

We are having similar problems with solicitors saying paperwork hasn’t been received despite recorded delivery. It sounds like there’s an extra step with solicitors WFH so everything gets posted to an office and then has to be collected up by some poor administrator who then has to send it to the solicitors’ homes.

I have three viewings tomorrow afternoon and I haven't had to drop my price. I've zhuzhed it up and had a cleaner round today and I'm excited for the first time in ages.

@Newhousehope I always have done. It makes it a lot more straightforward just having to have one firm to deal with. As long as you pick a good firm i can't imagine why you wouldn't

I’m almost instructing for my purchase but they are saying 18-20 weeks 😱 and our vendor wants out by June 🙈

@Paddingtonthebear we submitted our application (via broker) on Monday, had it approved pending valuation on Tuesday morning and fully approved by Tuesday evening. I assume they must've done a desktop valuation.

Oh really? We’ve been told the valuation is booked in for 27th May. The house is very old so perhaps that’s why it won’t be desktop

Our buyer is asking lots of questions! Most of which will be answered via the property information form so it's getting a bit annoying, however we don't want to come across as obstructive.

Then again I keep getting worried that were proving too much information and therefore coming across like we're trying to hide something?

Feeling like I'm second or third guessing everything when my natural position is to be as open and honest as possible.

Realistically would you be worried by a house that has had new windows, a semi-flat roof repaired, new boiler, new kitchen etc. in the last 3 years? No you'd be thrilled, then why am I somehow thinking it's a bad thing to disclose!! Gah!!

@Paddingtonthebear ours is 60s ex council house and identical to a dozen others on the street, so I imagine a fairly safe bet. I think it can also be linked to the LTV.

After yesterday requesting a 10k reduction our buyer has today accepted a 3k reduction and our selling/buying journey goes on over that minor speedbump.

Can’t wait to get it all done with. We are buying an old ladies house through her daughter having power of attorney - I’m getting cold sweats wondering what could happen if she dies before completion. A centenarian vendor is slightly less than ideal so we can’t afford any delays
