@savemefromsearches I did everything else I was advised too, picked a recommended solicitor and not the cheapest - but she still seems crap from where I'm sitting.
@SpnBaby1967 I have a portal with a checklist! It was exciting at first but I think my ticks have got stuck now.

@Savemefromsearches I wish! Plan was changed the day before the move, so I am in hospital but on the induction ward. Was desperately hoping to avoid this but at least the shower works better here than in our new house 😂😂

The estate agent called yesterday. I have three viewings at the existing price!

@Wrongsideofhistorymyarse - what timing! Fingers crossed you get at least one good offer. Are they all proceedable?

Not much happening here. We've received the draft contract for our purchase and the solicitor is sending the same to our buyers today. They still haven't organised a mortgage/surveyor valuation yet though.

Really hoping the searches on our purchase come back soon, and I'm even more hopeful there will only be straight forward enquires after. DH and FIL are going to the new house tomorrow for a detailed look, in place of a structural survey (he's a builder and we already know the electrics and boiler need redoing)

I had a horrid night! Could not sleep at all worrying about whether or not I'm doing the right thing by buying in this mad market! Is it normal to have jitters?

The waiting is driving me mad. I'm a fairly patient person (too patient according to my DH) but the not knowing what's happening is so hard. We're waiting for the solicitors who say they haven't received the contract pack, we're waiting on the mortgage application and we're waiting on the surveyors to do the building survey. And our sellers are in a rush (they initially thought the whole process could happen in 28 days!)

So we put an offer in on the house that came back on the market (buyer pulled out Monday) EA came back and said would we go higher as the buyers that pulled out had a higher offer. I said we’d go to asking price. And she said well congratulations and was asking for ID and AIP. She then calls back to say they have 3 viewings today that the vendor would like to continue with to see how they go 😩😩 one has nothing to sell. I only have FTB behind me but as she wants to be done by June she’s going to take the non chain isn’t she, if they make an offer 😭

@Newhousehope we went with the person I. Your situation rather than the chain free one. They had identical offers though. Pure sentiment on my part - we chose the ones with a baby as I couldn’t imagine my house not being a family home.

I think at the moment our solicitor is only waiting on our mortgage approval to come through to her then she can finalise her report on all the searches and send it to us.
All enquiries have been sent back to our buyers.

Our enquiries have now gone to our seller from our solicitor based on the searches so currently everything is dependent on how fast the bank sends out our mortgage offer documents and how quickly our seller answers all questions. 😬

In my head we are moving second week of June but I don't know how realistic this is and obvs we haven't started discussing with our buyers yet so who knows. We really want to get this over the line by end of June and save ourselves 4k stamp duty though.

Everything just seems to take so long even though our chain only completed 7th April it feels like forever.
How long do solicitors enquiries take?

Solicitors have emailed to say there is nothing further for us to do. It's now just waiting for everyone else.

We have exactly 8 weeks left before stamp duty comes back. Feels both like loads of time & nowhere near enough time.

Hi all, I just need to rant about rubbish estate agents! We’re paying them a huge fee for selling our property and yet they never answer the phone or get back to us when they say they will. They are so disorganised.

And now… We’re selling to a lovely couple who are joint purchasers, the estate agents has just issued the memorandum of sale… the husband has been left off entirely and the wife’s name isn’t accurate. 🤦🏽

I hate the house buying process in England so much!
