Woke up this morning and saw a massive wet patch outside.

The barbecue was soaked (I've put the cover on since), two windows are wet.

There is no guttering above that area, and it didn't rain last night. Only thing that there is on the wall is a pipe.

Can anyone explain what happened and what I should do?

Is the pipe a hot water overflow pipe?

See the pipe sticking out of the wall high up? It looks like an overflow for something. Do you have a header tank in your loft?

The pipe is from the roof space. There is a water tank up there, so I assume you are right! What would cause the overflow?

We rent this property, hence me no knowing the ins and outs. 😳 Is it ok that this happened or should I call landlord?

Check the ballcock is not out of line, causing an overflow

Could also be excess pressure from over heated water - perhaps during the night when central heating was running. Might pay in the long run to get a plumber out to have a look.

Just decided to update this post in case any one has a similar issue.

Plumber came out, took one look and replaced the ballcock in the water tank. Sorted in 5 mins 😁

The vipers of MN get it right again. Thanks all!
