Reduction - sharing Building Survey?

We are asking for quite a big reduction to the flat we are buying due to extensive works needed imminently.

Do we send the seller (via estate agent) the survey as proof? Or do we just reference it?

Sorry, FTB and we have no idea how to do anything!

Without proof I wouldn't agree to a big price reduction and think you were trying it on - it would also depend on the work. Ie if the surveyor says the roof needs to be replaced but I have never had a leak or any problem I wouldn't agree to reduction.

You don't have to send the whole thing - you could crop out the specific sections to back up what you are asking for.

We were in this position a few weeks ago and decided to send our homebuyer's survey to the estate agent. We weren't asking for a huge reduction, but it was helpful that our surveyor had done a 54 page report on all the things that need fixing and literally written that they felt the price we'd agreed was £30k over the value and that they strongly recommended we enter renegotiation. (We didn't ask for anywhere near that amount off, but considering as our original agreed price was already 10% under their asking price we felt it only fair to be transparent and show them that we weren't just trying our luck for a further reduction with no reason.

For what it's worth when our buyer's desktop valuation on our property came in at £10k under and they (FTBs) simply said well then you need to reduce the price by £10k this did not go down well with us 🤦🏻‍♀️😅 We ended up agreeing to split the difference but we also challenged the valuation as they weren't able to provide any evidence of how they'd come up with that value.
