Seller demanding £33k extra on exchange day

After weeks of harassment from our sellers about the process going too slowly (it's been about 5/6 months due to us losing one set of buyers halfway through - we've been chasing solicitors like crazy trying to speed everything up) we were due to exchange yesterday. On the day however, we received a message via the vendors' solicitor saying that house prices had gone up so much in the time it had taken the deal to go through that they wanted an extra £33k (they gave a whole bunch of other vague reasons too, which I think boil down to they've had to pay for an extra term's private school fees?!!) Obviously we don't have this money and even if we did we don't want to give in to such horrible tactics. The vendors aren't in a chain going up - I don't know where they're moving after this.

The house had been on the market for a while when we made our offer and had been reduced twice. I believe we were the only offer (it has potential but needs quite a lot of work). We offered £8k under the lowest asking price. At the time there was plenty on the market in the area and now there is nothing we could afford. All the houses available are bigger and nicely finished, which does give the impression prices have gone up, but I think it's a bit misleading.

We are financially stretched to our limit as it is but are in a flat with a baby and desperately need more space. We've spent so much time and energy (and money) on this move and we're just exhausted and depressed by it all. My family want us to walk away and not give any money to such horrible sellers. What would you do?

It will be very obviously not new to the market.

I wonder if they'll say you pulled out ?

That's a good update @Firecat84. Sorry it came to that, but I suspect you'll look back one day and thank your lucky stars you didn't buy that house. Hope you find somewhere lovely and everything goes smoothly for you.

Sorry it's been a stressful and shitty process for you OP, sounds like you're taking their utterly deplorable behaviour well. I've got everything crossed for that new house you've viewed, and also bear in mind 99.9% of people are decent human beings so you shouldn't have to go through that saga again!! I personally think they're a bit delusional if they truly think someone is going to pay £33k more for it now- the market will likely calm down due to the stamp duty holiday ending, so therefore less likelihood of bidding wars/ motivation to push prices up. We've already noticed locally that the well-priced properties still go quickly but ones that are even slightly overpriced hang about for ages.

With what you said about viewings for your house again, we went on the market a year ago and cleaning the whole house every few days for 10 weeks nearly killed me, so after we'd had a break and relisted we decided to do one "open day" - obviously in covid times it's separate viewings still but our agent fixed them back-to-back so that I only had to do one big clean. We got multiple offers that day so didn't have to go through it all again. Might be worth considering?

We lost out on a house once due to someone pulling out on us. It was awful at the time but we ended up in a far better house and sounds like you will. The system totally sucks!

What wankers. I hope it stays on the market for ages and if they do get a buyer it is a long and painful process for them.

On the other news front, fantastic that there is a better house out there and cheaper. What a lucky find. I hope it works out for you.

I bet they will just say "it fell through" which isn't a lie. However they sound so awful they may well blame the poor op! Anyway, who cares about them, hopefully they will get their comeuppance in the end.

They really are total twats.

Let's hope karma comes and bites them on the bum. I hope their estate agent is also sceptical on their motives and putting minimum effort in. They deserve no help whatsoever. Prices will come down after the stamp duty holiday.

Well done on looking onwards and upwards. Hopefully you have already found a great option.

Sorry to hear about the loss of the house. i agree its redic to put it back on the market when you are literally ready to exchange for £30k. They've clearly never heard of a bird in the hand is worth two in the bush but eh. If it makes you feel better my sister was buying a house and her buyer fell through - she begged her seller to hold on and wait for her to get a new buyer but the seller wouldn't wait. My sis got a new buyer within a week but a new property came on and they decided to go with that rather than deal with the original house.

Two years later the sellers house was finally sold for about £80k less than my sister offered on it. So served her right.

Sounds like this will work out for the best for you too and with your property sold you'll be chain free and very valuable to them. good luck!!

We had the reverse of this happen when our buyer took £7500 off on exchange 'because of Brexit' wtf. Any excuse for some awful people. We also know someone who demanded a large sum on exchange from their buyer. Buyer said no and they actually pulled out.

Have you incurred any valuation/survey fees etc ?

I'd be inclined to ask for reimbursement as they have wasted your money by backing out.

Have they gone back on the market with the same estate agent? I wouldn’t want to keep them as clients after pulling that stunt if I was their estate agent.

It's a known phenomenon that people over value their own house and assess the value of other houses more objectively, so maybe they really think they can get 50k more!!

We had this on sale day, they wanted me to reduce it by £5k for the garden refurbishments. I just told them the sale was agreed at the price and if I didn't hear back immediately I would end the sale. They backed down and I sold the house
