Seller demanding £33k extra on exchange day

After weeks of harassment from our sellers about the process going too slowly (it's been about 5/6 months due to us losing one set of buyers halfway through - we've been chasing solicitors like crazy trying to speed everything up) we were due to exchange yesterday. On the day however, we received a message via the vendors' solicitor saying that house prices had gone up so much in the time it had taken the deal to go through that they wanted an extra £33k (they gave a whole bunch of other vague reasons too, which I think boil down to they've had to pay for an extra term's private school fees?!!) Obviously we don't have this money and even if we did we don't want to give in to such horrible tactics. The vendors aren't in a chain going up - I don't know where they're moving after this.

The house had been on the market for a while when we made our offer and had been reduced twice. I believe we were the only offer (it has potential but needs quite a lot of work). We offered £8k under the lowest asking price. At the time there was plenty on the market in the area and now there is nothing we could afford. All the houses available are bigger and nicely finished, which does give the impression prices have gone up, but I think it's a bit misleading.

We are financially stretched to our limit as it is but are in a flat with a baby and desperately need more space. We've spent so much time and energy (and money) on this move and we're just exhausted and depressed by it all. My family want us to walk away and not give any money to such horrible sellers. What would you do?

Say no. They MAY then counter with 'how about £10,000 then?' They may even give in.

This happens. Your estate agent is being very indignant in your support, but has probably pulled the same trick themselves.

When I bought my present house, the sellers put in a bill for the carpets at the last moment. I refused, and they threw away all the upstairs ones!

You can't be emotional over house purchase. Overall, what adds up best for you? Walking away or paying the extra? I'm afraid that house prices ARE rising, even fixer-uppers.

Yay! So happy you've seen another house and are waving goodbye to those horrible people. I know you don't have to but I'd love to see how you get on with this new house if you decide to out an offer in - would love a happy ending to all this (as I'm sure you do too!)

So they will have to pay the Estate Agents fees for finding you as a buyer as they pulled out. I wonder if they know that yet!!!

UPDATE: Apparently they're putting it back on the market. Personally I'd happily pay £33k to not have to go through the stress of cleaning my house for viewings again, but that's their choice! I hope they get a load of really low offers.

Anyway, we've got back in the saddle and just viewed a place that is SO much nicer (and cheaper), so those guys can keep their crummy house which they'd smashed up to fit their oven in...

I suppose the fact that they have paid the next term's school fees means they feel they have until September to move now. People with morals wouldn't do what they have done though.

Good update OP - you will find something better! Similar happened to us but it worked out in our favour in the end (still a little bitter about the money we’d paid for surveys etc so I put an imaginary curse on them which appears to have worked Grin)

I hope you’ll keep an eye on their sale, will be interesting to find out what they get for it in the end.

Great update OP, have you put an offer in on the one you viewed today. The other sellers will come to regret their decision. I hope they get really low offers and lose out on whatever they were buying, I can’t imagine their sellers are happy to wait around.

I'm sorry it didn't work out. But the new place sounds much better and you sound happy and confident in your decision. Which is definitely the right decision. Well done I am so pleased your got advice here.

Just read your update OP and so happy you've found a better and less expensive house. Sometimes things happen for a reason(which isn't helpful when we are going through the mill) well done!

They won’t beat the stamp duty holiday now so they might find they don’t benefit quite as much from market rises as they think.

Hopefully Karma will get them🙂

I didnt get my first choice house but it turns out my second choice hse was a mere six minutes walk away from an express bus to a location i now work in. I didnt work there when i was house hunting, so it work3d out for the best.

Excellent update. Best of luck with the new house and fingers crossed all runs smoothly for you. I suspect karma will pay the original CFs a visit soon and they end up with either buyers who pull out or a lower offer in the end ...

They will only have to pay fees once though. They are still planning to sell their house?? Estate agents will be conscious of having done the work they usually do once twice though!

Glad you found a cheaper better place. These things have a way of working out for the best.
