Seller demanding £33k extra on exchange day

After weeks of harassment from our sellers about the process going too slowly (it's been about 5/6 months due to us losing one set of buyers halfway through - we've been chasing solicitors like crazy trying to speed everything up) we were due to exchange yesterday. On the day however, we received a message via the vendors' solicitor saying that house prices had gone up so much in the time it had taken the deal to go through that they wanted an extra £33k (they gave a whole bunch of other vague reasons too, which I think boil down to they've had to pay for an extra term's private school fees?!!) Obviously we don't have this money and even if we did we don't want to give in to such horrible tactics. The vendors aren't in a chain going up - I don't know where they're moving after this.

The house had been on the market for a while when we made our offer and had been reduced twice. I believe we were the only offer (it has potential but needs quite a lot of work). We offered £8k under the lowest asking price. At the time there was plenty on the market in the area and now there is nothing we could afford. All the houses available are bigger and nicely finished, which does give the impression prices have gone up, but I think it's a bit misleading.

We are financially stretched to our limit as it is but are in a flat with a baby and desperately need more space. We've spent so much time and energy (and money) on this move and we're just exhausted and depressed by it all. My family want us to walk away and not give any money to such horrible sellers. What would you do?

If prices have gone up since you started and you can afford it, and you want the house. pay it. You'll never have to see these people again so don't let them get in the way of what getting it if it is what you want. No point wasting all the money on surveys etc so far only to have to spend it all again on another house just because you let your heart rule your head. Don't let anger get in the way of your judgement. It isn't about winning, it's about getting a house at the best price for yourself.

UPDATE: Apparently they're putting it back on the market. Personally I'd happily pay £33k to not have to go through the stress of cleaning my house for viewings again, but that's their choice! I hope they get a load of really low offers.

Anyway, we've got back in the saddle and just viewed a place that is SO much nicer (and cheaper), so those guys can keep their crummy house which they'd smashed up to fit their oven in...

I suspect that this may also have been a tactic to put the squeeze on you before the weekend.

Glad you have moved on. Your family are 100% correct advising you not to capitulate. I expect your family have experience of house selling - as have everyone here and it’s a unanimous - don’t do it.

I suspect they are in debt and downsizing - state of the property, issue with school fees, deluded selling price had to be reduced twice in a buoyant Brighton market - it’s likely still overpriced if yours was the only offer.

A few years ago I was in process of purchasing a house and got totally gazumped. Was very disappointing. The house is still for sale at almost 20% less than I had offered.

It’s difficult to avoid feeling at least a little self satisfied.

Wont the arrows tell potential buyers that the house has gone up in price, not down!! Will make it obvious why the last sale fell through.

Do you do that up/down arrows thing on prices in the uk?

Walk away- something better will come along. These sellers are going to lose out becauee I guarantee the house will be on the market for an additional five months.

That was just another threat - I suspect they expect you to come back and renegotiate half way between 33k .... and when you don’t they will be shocked and come chasing - if they do I would only proceed at £33k under.

I suspect that they have been watching the current bubble - which I suspect may have burst or is deflating - next door to me put theirs on at £1.5 last month (only bought it 4 years ago for £950 - done nothing) - just had a RM notification that they’ve dropped nub £200K - lots of kite flying figures may have rattled your sellers - they might be in for a another looooooooonng wait.
