Where in North London is similar to Crystal Palace/Norwood?

I really like the area around Norwood and Crystal Palace and often see apartments here in my price range (£325k) but for work reasons I need to live in North London. Where has a similar atmosphere and property prices to this area of south London?

Or even if you know places in North London that aren’t necessarily like this but are safe places to live and are in that price range?

How far out are you happy to go, what sort of property are you looking for, do you need to be near a station or tube.

Suppose Muswell Hill and Crouch End are a bit similar to Crystal Palace, but less affordable and hence less of a mix, and not like Norwood (which I think is quite different to CP though I like both). I guess if you went further over to Harringay ladder it's perhaps more like Norwood. Again, you'll pay more just for it being north of the river. To get similar prices, you'll have to go further out. Perhaps Totteridge and Whetstone though I've only been a few times - it's not like CP or Norwood but felt nice and safe and friends have found affordable homes there.

When you say Norwood, which area do you mean? Crystal Palace is Upper Norwood and there is South Norwood towards Croydon and West Norwood towards Streatham and Dulwich. These are all quite different.

Happy to go as far out as the Home Counties i.e St Albans/Amersham but probably not the northern ends of these counties. Looking for one or two bed, flats or houses. I know the counties well but it’s the areas of London that I’m more unsure about, especially regarding if they are safe or not for things like walking back from the station on an evening

You could look at Islington, Stoke Newington, Highbury, you can get flats for your budget and there is plenty to do but some roads dont look so great.

You won't get much for your budget in zone 2. I'd look further out - Finchley, Totteridge, Barnet

Highgate, Muswell Hill or around Alexandra palace? I’ve lived in north and south London (I’m actually moving to south Norwood in a few weeks) and have to say the vibe is really different and I don’t think there’s a direct equivalent. But I lived between muswell hill and Highgate and liked it, it’s probably the most similar I can think of.

Totteridge and Whetstone is out on that budget. Two bed flats are generally over £500k unless over a shop or similar. Some are over a million.
Maybe Barnet might work?
