how to find who owns land

Hi
We looked at a property today that we love. There is a beautiful garden with woodland/meadow area at the other side of the garden. We want to find out who owns it as the agent said developers have applied to try and build on it but they got knocked back. Just want to understand this more.

Check with the local planning department, it may not have anything to do with the actual owners of the land. You do not need to own land to apply for planning permission.

You could look at the Local Development Plan (they include maps) on the council website.

You can check online by postcode to see what planning applications have been made previously. You don't have to own the land to do so but the documents may indicate who does. Otherwise Land Registry will show it for a fee.

Contact your local authority property services department. They will be able to tell you if it's council owned, if not you can do a land registry search.

I work in my LA property services department and this is something we deal with quite often.

Go on the land registery:

eservices.landregistry.gov.uk/eservices/FindAProperty/view/MapEnquiryInit.do

Search the postcode and you'll get a map, change to satellite view, zoom in until the 'find properties' toggle lets you click 'on' then you can click on the field. If you are lucky it will be named as the house that owns it, if not you will need to pay £3 for the title deeds to get the owners name
