Waitrose taste/Aldi budget in Surrey

Hi all,
First-time, frustrated poster here. My fiance and I currently live in Surbiton and we absolutely love it and never want to leave. However, it looks impossible to size up here.
It took a long time to sell our one-bed flat, and although we have finally accepted an offer it's much less than had we sold pre-covid. Our budget is therefore much lower than we initially thought, meanwhile house prices have skyrocketed and the number of properties coming up for sale has plummeted even since about mid March it seems. We have offered asking price on two houses, but each has gone to sealed bids and we've been outbid.
Our buyers are in a huge hurry and I'm terrified we will end up homeless. We are massively widening our search area but can't find anywhere we can afford where we feel we will be genuinely happy.
We're 30, pre-kids though expect to have a baby in this house so primary schools are a consideration but not secondary as we will likely relocate further out in 10yrs. We love life in Surbiton with lots of nice pubs, independent restaurants, coffee shops within walking distance, and don't expect this to change any time soon. We also have a dog so love having green space and the river on the doorstep.
I work from home, but my OH commutes by motorbike to Isleworth. He is very keen to keep his commute below 45 mins and with minimal motorway. Sadly, this rules out places we love like Guildford, Farnham, Reigate, Dorking, although all our friends are in SW London/Surbiton anyway so would prefer to stay closer. We're not ready for village life.
All the semi-affordable areas that are commutable for my OH we don't love (eg Isleworth, hounslow, New Malden, Chessington), while the places we like, we now can't afford at all/there's nothing for sale - Surbiton, Teddington, East/central Molesey, Esher, Claygate, Kingston, Thames Ditton, Weybridge. It's infuriating that on Rightmove I have 8 pages of saved properties (all in budget) in these places from the past six months while we were trying to sell (and obvs all now sold).
We're now looking at Hersham, Walton, far west Molesey, Epsom, Ewell, West Byfleet, Addlestone but we're not very taken with any of them having spent various weekends visiting, especially as we'd still be maxing out our budget (and paying SD).
Our requirements are: three bedrooms, or two doubles with potential to extend, garden and off street parking. And here's the clincher - our absolute max budget is now only 485k.
Is there anywhere I haven't thought of where we can tick our boxes for this, while not totally losing everything we love about Surbiton?? I'm starting to think not, but worth an ask! TIA

P.s. if I had £450k to spend I’d buy it! Garden looks quite small but it’s below budget and has a home office. Potential to extend stpp too Smile

Oh wow - in the time it took me to write that (admittedly long and rambly) post, the 450k house appeared on Rightmove. We are skeptical of that road as the gardens back onto the A3, but beggars can't be choosers so I have sent a viewing request! :-)
Thanks so much Bluntness100 - we have ruled out going over the Tolworth roundabout though, and also houses right on the A3 - apart from wanting to avoid the noise if we can, we are nervous about potential difficulties reselling down the line due to the positioning.

There is not a lot of choice in Surbiton atm, for a reason, it's very nice!

Ahh @PerfectlyImperfectx we have actually viewed both those houses already :) they were just a bit too small - only slightly bigger in terms of sqm than our current one-bed flat which is 59sqm. I also think both have sold now.

I should add that although extending for an additional bedroom down the line is an option, we won't have money for extensions/other major renovations for quite some time so would prefer a house with a reasonable amount of living space - we love to host (in normal times)!

@Oblomov21 yup for sure. It's so frustrating that there was so much around last year when we couldn't even view as we hadn't had an offer on ours. We thought that by missing the SD hol we'd at least benefit from a drop in prices, but it seems it's gone the other way and we will end up paying over the odds plus SD...

@PRBSurrey1 ah that’s a shame. You certainly seem like you’re open to considering options which is a great thing. Sadly, the market is lacking. I am also house searching outside London at the moment with a much lower budget and it’s tedious.

Sorry to hear this OP, sounds super stressful. Ultimately whatever you would get for that budget in Surbiton is going to come with compromises - whether it’s on size, noisy road and so on.

It’s just about whether that trade off is worth it for you vs location.

Would you consider a nice flat? Could mean you get something better within that budget.

I think a lot of folks thought this. But all the sd hol did was keep it ticking Over there is a huge amount of pent up demand, from people holding off, for a variety of reasons, and that pent up demand is going to stoke the market and increase prices.

@PerfectlyImperfectx ahhh that one we enquired about as we thought the same about possibly being able to drop the kerb. It is already sold... it seems some estate agents are not marking properties as SSTC or UO even when they are, as they want to keep generating interest in case they fall through. Or at least, that's what I was told by one agent. I have called about so many houses in the past couple of weeks only to be told they are already sold, and not by hours either. Is this is a new thing or has it always happened? Our flat was marked SSTC on rightmove about 45secs after we accepted the offer!

@GreenestValley we have thought about a bigger flat. But one of biggest reasons for wanting to move, other than wanting more space/bedrooms/garden, is that we really hate living in a block, sharing parking and outside space and dealing with all the various issues that come with being leasehold (not to mention selling which is horrendous). There also (probably) wouldn't be the option of extending a flat, and I don't think we could afford a decent three-bed flat in the area that had garden/parking etc...

We are pretty resigned to having to leave Surbiton - I guess we're struggling to work out where would be 'next best' for us among the areas we can just about afford something in (Walton/Hersham/Epsom etc). I think we just have to accept that we won't be in the nice parts of any of walk to a specialty coffee shop/gastropub/indy restaurant in future. It would be nice to have one of those three though...

This is so very true. However, with this being the case, I would have thought there would at least be quite a lot of properties coming to market, with sellers keen to capitalise on all the demand and high prices, as was the case throughout last year. But there is such slim pickings atm, so it's like being hit from all angles!

Of the ones you've mentioned, I'd look at Ewell but for 485k there are only parts of Ewell you could buy in.

Have you looked at Ashtead or Leatherhead? I'm not sure about prices in Ashtead but Leatherhead can be more affordable. Ashtead is a nicer feel, I think, but a few people have mentioned to me recently that they're looking to move to leatherhead and it really does seem to be improving?

Bookham? Although again, not sure on prices there. I have a feeling though that if you are not reliant on public transport there are areas that are cheaper?

Cheam would be good but I don't think you'd get anything in your price range.

@PRBSurrey1 ahh ok. I’m not sure why estate agents do that, presumably so there is a back up option if things fall through. It might be worth making a list of your top three properties that are showing as SSTC and making the agents aware that you have sold and are looking if things don’t work out.

I’m afraid I don’t know much about the area so I can’t help with that. But going back to the other (Gladstone) property I linked.. I appreciate you said it was slightly small when you viewed it. But I think to stay in Surbiton in the current market, you will need to compromise. The reason I linked it was due to the potential to extend (which I’d imagine in your area is like gold dust). It’s ok for £425k and stamp duty would be between £9.4-11.8k roughly depending on completion. Which leaves just under 50k for renovations to create your entertaining space and/or an extra bedroom

Have you looked at Chertsey? I think the commute would be ok from there, it's not far from Weybridge/Addlestone. I don't know what it's like to live in but looks nice enough.

That's an excellent idea @PerfectlyImperfectx - I will definitely do that. And yes, I think compromise is the answer here. Sadly though we'll be buying with a pretty chunky mortgage - we actually only have about 75k 'cash' including our current equity and the teeny tiny profit we managed on our flat. That has to cover deposit, SD and all the fees, so we can only do a 10% deposit and we will have to start saving all over again for major renovations, while also covering pretty hefty mortgage repayments. We will also be maxing out what we can borrow.

Gosh, writing all this makes me wonder why we don't just up and move somewhere cheaper... it's so depressing! (answer: my OH is in a profession where he would never earn anywhere near as much as now if he wasn't close to London)

@Shodan I will investigate Chertsey - thank you! @Idontlikethatnameanymore we would definitely consider Hampton if we could find something affordable - sadly that one has no off street parking. it has a garage, but we have two cars plus motorbike so need a driveway/parking space in addition. Thank you though :)

@Triffid1 we've looked vaguely at Ashtead although not much in budget. It seems lovely though. I admit we had disregarded Leatherhead as not being nice enough to be worth being further away than ideal. Perhaps we should reconsider though - any intel welcome!!!

@PRBSurrey1 it’s crazy isn’t it. £75k is by no means a small amount but once you take into account a deposit, stamp duty, and fees it doesn’t go that far. I have a similar amount to put towards by next purchase but I’m buying on my own which is so much harder!

I really hope you find something soon. Fingers crossed for the one that popped up on Rightmove today. Hopefully the A3 is far enough away for it to be bearable.

Otherwise, I think your other options are to move further out or to compromise with a property that you can add value to or possibly a flat. Oh, and set up your Rightmove alerts if you haven’t already!
