Waitrose taste/Aldi budget in Surrey

Hi all,
First-time, frustrated poster here. My fiance and I currently live in Surbiton and we absolutely love it and never want to leave. However, it looks impossible to size up here.
It took a long time to sell our one-bed flat, and although we have finally accepted an offer it's much less than had we sold pre-covid. Our budget is therefore much lower than we initially thought, meanwhile house prices have skyrocketed and the number of properties coming up for sale has plummeted even since about mid March it seems. We have offered asking price on two houses, but each has gone to sealed bids and we've been outbid.
Our buyers are in a huge hurry and I'm terrified we will end up homeless. We are massively widening our search area but can't find anywhere we can afford where we feel we will be genuinely happy.
We're 30, pre-kids though expect to have a baby in this house so primary schools are a consideration but not secondary as we will likely relocate further out in 10yrs. We love life in Surbiton with lots of nice pubs, independent restaurants, coffee shops within walking distance, and don't expect this to change any time soon. We also have a dog so love having green space and the river on the doorstep.
I work from home, but my OH commutes by motorbike to Isleworth. He is very keen to keep his commute below 45 mins and with minimal motorway. Sadly, this rules out places we love like Guildford, Farnham, Reigate, Dorking, although all our friends are in SW London/Surbiton anyway so would prefer to stay closer. We're not ready for village life.
All the semi-affordable areas that are commutable for my OH we don't love (eg Isleworth, hounslow, New Malden, Chessington), while the places we like, we now can't afford at all/there's nothing for sale - Surbiton, Teddington, East/central Molesey, Esher, Claygate, Kingston, Thames Ditton, Weybridge. It's infuriating that on Rightmove I have 8 pages of saved properties (all in budget) in these places from the past six months while we were trying to sell (and obvs all now sold).
We're now looking at Hersham, Walton, far west Molesey, Epsom, Ewell, West Byfleet, Addlestone but we're not very taken with any of them having spent various weekends visiting, especially as we'd still be maxing out our budget (and paying SD).
Our requirements are: three bedrooms, or two doubles with potential to extend, garden and off street parking. And here's the clincher - our absolute max budget is now only 485k.
Is there anywhere I haven't thought of where we can tick our boxes for this, while not totally losing everything we love about Surbiton?? I'm starting to think not, but worth an ask! TIA

Oh I do feel for you! It’s a crazy situation. At first I thought you were my niece, very similar situation, but a few details don’t match.

Don't forget on the market / prime location etc.

SIL lives in Walton, and really likes it. Bought a 2 bed and now extending loftwards.

Clewer is within walking distance of the town centre and you have lots of coffee shops, restaurants etc.

It is under the Heathrow flight path though!

You may actually be a better buyer if you went into rented as you would then effectively be chain free. So if you were in a sealed bids situation that would put you in a better position than some others.

If you want to stay in the area, you've realistically got to either up your budget, make compromises and do your research before ruling things out. For example, you've mentioned that you don't like the Hampton house because it only has a garage yet the vast majority of Hampton has no parking restrictions so you'd be able to park your cars on the road like most of the other people who live there. If you genuinely want to stay in the area then something has to give, unfortunately, as property here is expensive.

Unfortunately the market is running away from you. You'll need to compromise to stay anywhere nearby.

Kind of a pointless question really, but why did yours end up selling for much less than it would pre-covid whilst everything you are looking at has gone up in price?

I’m probably biased as I live in Walton, but I wouldn’t group Walton and Hersham in with West Molesey/Addlestone (I don’t know Epsom and Ewell well). They’re way nicer! And I’m a habitual Rightmove browser, and I don’t think there are any houses on roads I’d want to live on in Weybridge/Thames Ditton/Teddington/Esher for £485k, even 2 years ago.

That budget would get you a really nice house in Walton or Hersham normally (again I’m biased, my house is worth a similar amount). The market is just crazy at the moment. Could you consider waiting a few months (sell flat at a later date or move into rented) as it should calm down a bit by then? Or are you in a rush to have a baby etc? I do know what it’s like once you’ve got the moving bug, you just want to be gone!

FWIW I do live a 10 min walk from restaurants etc (but not a pub) but once you start having dc that matters much less anyway. And once your friends want to upsize maybe they’ll move further out too!

People don’t want flats in London commuter suburbs anymore. Everyone wants gardens and home offices.

Ashtead is lovely but expensive. Leatherhead has nice bits and less nice bits but is more affordable... Although prices are rising there too. Would you consider moving a little further out but still easy commute? If you were considering Ashtead/Leatherhead, perhaps somewhere like Reigate for instance? I know it's not Surbiton...

Thanks everyone - such helpful comments, thanks. We definitely do need to compromise but it’s tough as we already have compromised so much compared to our original list of what we wanted eg open plan kitchen/diner, parking for two cars, storage shed, downstairs loo etc. Tbh I think I’d be less annoyed if I hadn’t found plenty of great places in budget only a few months ago... The parking thing we can’t compromise on much further sadly - my OH has a classic car that needs to be off the road for both tax (or specifically, lack of) and insurance reasons. If it was up to me he would sell it but that is like asking him to sell his actual soul, plus it’s worth far more in emotional value than actual. We are now prepared to park our other car on the road if needed though, and build/buy motorbike storage.
Where we are at now is that we have accepted we need to compromise a little on area and so I’m keen to work out which areas I may have disregarded too readily and give them another chance. We really would like to stay close-ish to Surbiton though - sadly I don’t think many of our friends will be moving further out any time soon as they are mostly all a step ahead of us and had much bigger budgets that have allowed them to upsize in and around Wimbledon/Kingston/surbiton.
We are viewing a house in Walton tomorrow on Willowhayne drive. To me it seems very pricey for the road but the house looks fairly nice and ticks a lot of boxes 🤞

I know you’d ruled out Isleworth/Hounslow, but for work in Isleworth, south Hounslow is well worth a look. It’s nicely walkable to the river and to Twickenham or Richmond for restaurants, but the money goes a lot further. You should be able to get a 1930s 3 bed semi for your budget.

@Justkeepswimming321 we have very seriously considered Reigate - we love it and almost offered on a house there. But my OH did the drive from work to there one evening and found it was too far. It was about 55 mins (in lockdown) which in a car might be fine twice a day, but on a motorbike you have to concentrate so much harder, especially on the motorway, so is very tiring day in day out. Going by car would take longer plus in normal times I often need the car for work trips. This is why we have now reluctantly disregarded Reigate, Farnham etc.
I guess we have never really nailed down whether Leatherhead is too far...

Following on from my last post... which are the nice bits of Leatherhead? Or should I say, which are the areas to avoid, as we likely can’t afford the nice bits 😆 I’ve never actually been there properly - only driven through.

Hounslow is a dump. I have an elderly relative living there and went to school there too. It wasn’t great then either

I suspect that the garage requirement is adding unnecessary ££££ because for most a garage is land to extend on and add value to the property rather than house a classic car. Can he not just rent a garage elsewhere to expand your options?

OP, would you consider renting for a little bit to give the market time to calm down? Always an option so don't be too stressed that your house has sold but you haven't found anything, rental prices have fallen.
