Waitrose taste/Aldi budget in Surrey

Hi all,
First-time, frustrated poster here. My fiance and I currently live in Surbiton and we absolutely love it and never want to leave. However, it looks impossible to size up here.
It took a long time to sell our one-bed flat, and although we have finally accepted an offer it's much less than had we sold pre-covid. Our budget is therefore much lower than we initially thought, meanwhile house prices have skyrocketed and the number of properties coming up for sale has plummeted even since about mid March it seems. We have offered asking price on two houses, but each has gone to sealed bids and we've been outbid.
Our buyers are in a huge hurry and I'm terrified we will end up homeless. We are massively widening our search area but can't find anywhere we can afford where we feel we will be genuinely happy.
We're 30, pre-kids though expect to have a baby in this house so primary schools are a consideration but not secondary as we will likely relocate further out in 10yrs. We love life in Surbiton with lots of nice pubs, independent restaurants, coffee shops within walking distance, and don't expect this to change any time soon. We also have a dog so love having green space and the river on the doorstep.
I work from home, but my OH commutes by motorbike to Isleworth. He is very keen to keep his commute below 45 mins and with minimal motorway. Sadly, this rules out places we love like Guildford, Farnham, Reigate, Dorking, although all our friends are in SW London/Surbiton anyway so would prefer to stay closer. We're not ready for village life.
All the semi-affordable areas that are commutable for my OH we don't love (eg Isleworth, hounslow, New Malden, Chessington), while the places we like, we now can't afford at all/there's nothing for sale - Surbiton, Teddington, East/central Molesey, Esher, Claygate, Kingston, Thames Ditton, Weybridge. It's infuriating that on Rightmove I have 8 pages of saved properties (all in budget) in these places from the past six months while we were trying to sell (and obvs all now sold).
We're now looking at Hersham, Walton, far west Molesey, Epsom, Ewell, West Byfleet, Addlestone but we're not very taken with any of them having spent various weekends visiting, especially as we'd still be maxing out our budget (and paying SD).
Our requirements are: three bedrooms, or two doubles with potential to extend, garden and off street parking. And here's the clincher - our absolute max budget is now only 485k.
Is there anywhere I haven't thought of where we can tick our boxes for this, while not totally losing everything we love about Surbiton?? I'm starting to think not, but worth an ask! TIA

Gosh, sorry to hear that you haven't moved yet. The whole process is so very trying and stressful. Hoping it's all nearly there for you and that you get your exchange date very soon. Keep us posted.
Thank you - it is particularly frustrating as our buyers were in a hurry to move at the start, and initially wanted a completion date in early June, which we couldn't do because we weren't far enough through the purchase process. Since then though, everything has gone smoothly with the purchase, but our buyers have recently started raising all sorts of additional queries. This is our first time both selling and buying at the same time and the stress is real!

Just thought I'd pop on here with an update as @friendlycat was so kind to remember us and ask how things were going a couple of months ago... Pleased to report that we have FINALLY moved and we are now in our lovely little house in Walton (which really doesn't feel very little at all after a one-bed flat!)
It's been the most horrendously stressful process - the night before we finally exchanged we were told the whole chain had fallen through and it was all off, then the next morning we woke up to an email saying we were back on after all. We ended up missing the stamp duty holiday completely, which is gutting, but now we're in we've stopped dwelling on it, and are now totally consumed with choosing paint colours and finding all the best coffee spots/restaurants/dog walks in and around Walton.
Big thanks to everyone who offered advice and support earlier this year!

Excellent news, OP! Just seen your thread and v pleased you are finally sorted. I nosied at the right move link and wanted to say we have one of those houses too - we’re over near Woking. They are great houses - nice choice! We had a loft conversion a couple of years ago and if you are ever thinking about doing this, I’d totally recommend it - the top floor is a gorgeous airy room! The stairs fitted in nicely over the top of the existing staircase, and we only needed to lose the cupboard / doorway area of the third bedroom to fit them in. Also, we switched around the cupboard space between bedrooms one and two, so instead of having cupboards into the main bedroom, we put a well insulated wall up there and created a bigger alcove / room space in bedroom 2. Meant in the long term it was a better size room for the kids.

That’s a great update especially after being told the chain had collapsed.

Yes put the missed stamp duty behind you and concentrate on the positive bright new future.

Enjoy your paint peruse and making it a lovely home. It looks a great property and must feel wonderful after the space of a one bedroom flat.

Just think in a few weeks you can decide where to put your Christmas Tree in your new home. Enjoy.

Great update with positive news. Gosh it sounds very stressful about the chain collapsing prior to exchange but good news all sorted in the end.

Now you get to enjoy your new house and new area to explore. Happy paint hunting - don't envy you the actual painting though!

That house is immaculate and a great trade up from the one bedroom flat OP. Looks like a lovely place to make your own, and I have heard Walton is nice too, enjoy!
