Good and bad areas of Chesham

We are currently looking at houses in Chesham and the range and prices of properties is vast. 3 bed bungalows for £700k, 5 bedroom houses for £475k. We know this must be due to location but have no idea which the nice areas are. We need catchment for a boys Grammar and good primaries but are otherwise flexible.
Any help gratefully received.

Chesham Grammar is mixed, no? You'll get an idea of the distances offered by looking at the Bucks website.

I'm not local any more but the Old Town and around was always nice; you would need to visit to get an idea of how each part of town feels, someone else's idea of a "good" area might not be the same as yours!
