How far in advance to line up conveyancer and surveyor? Questions to ask?

FTB trying to plan the process and steps. We live in a very sought-after area with excellent schools. Not many properties within our budget come up and when they do, they fly.

We have a mortgage broker working on preliminary loan options, so I think that's covered.

We haven't even had a first viewing yet, but should I go ahead and try to line up a conveyancer and surveyor now? Or at least make contact and find out their availability? What sort of questions should I ask to decide if they're the right people for the job?

Our mortgage broker came through a friend's recommendation. I've also seen some (FB) recommendations for local conveyancers and surveyors, so I could start there.

Any other tips on finding good, reliable ones?
Has anyone used an online service, such as www.samconveyancing.co.uk?

I got my surveyor to do it same week, so unless you are in an area that doesn't have many, I wouldn't worry about it now. I always Google any firm for reviews.
Conveyancers - they are busy and if you could get a recommendation (people will say don't use estate agent recommended ones but if competitively priced I don't see why not) all the better. You could give them a heads up but they aren't gkingvto open a file for you until you've had an offer accepted. They have to be very transparent on charges so if you want to compare you could start that now.

No point lining up a surveyor now. There are infinite amounts of them and they can usually work to fairly short notice.
It’s worth researching conveyancers, avoid bulk ones like PPL like the plague.
