Just after advice on the best way forward to market our property
We have had two valuations done
One local agent charges 1% fee with some extra charges for completion of EPC etc This agent states the house is worth £170-175k however to market it at £180k
due to the current housing 'boom' in the area. Quite certain we will get 180k

The other is a larger chain, however has a fixed fee including all extras. This agent has said to put it on for Offers Over 170k and states he already has buyers waiting in the area so we will achieve this.

I think I know who to go with and what to put it up for, but want a second opinion that isn't DH wanting everything. We need a quickish sale, and are chain free.

Who has sold the most in your local area? I'd go with them and ask them to price match the other estate agent fees if its lower.

Fixed fee has no incentive to maximise your sales price.

I'll be honest to say I'm torn.
Neither has a larger share of properties in the area. We don't want to go with the local agent with the most as we found them awful when we were buying.

Second agent with fixed fee is slightly ahead in our minds as they have an online presence, doing video tours and live stream viewings.
First agent doesn't do either. Has also stated he will charge an extra £90 for a floor plan which just seems rather excessive when our old one is still currently available on right move from when we bought 5 years ago.

I’d always go for the one that gets paid after the sale. Our agents were great because of this.

Neither of these terms have I ever come across. I've paid between 1.25-1.5% and that includes all marketing, layouts , brochure, viewings and chasing buyers and lawyers after offer agreed etc. Sometimes includes EPC (current agent included it). I don't like either of your choices to be honest.
