Changing downstairs layout

Today we missed out on a property that we had fallen in love with, so now my rational brain is thinking about Plan B. Everything is getting snapped up immediately and for silly money. We have viewed another house a couple of times, and although it's a lovely well maintained family home it just doesn't work for us as it is. If we could get the price low enough we would have some money left over to do some work but I don't know if it's realistic.

It has a very small kitchen at the front when really we would love a kitchen diner, and the living room is large but awkward, as is the dining area. I've attached a floor plan if anyone has any suggestions. I'd love a utility area and playroom/area and separate lounge but I just can't see it working.

Move kitchen to dining room and make it a large kitche/dining living room. Turn old kitchen in to a study or utility. Stairs are awkwardly placed - you might consider moving them which may help.
Upstairs (if not moving staircase) I'd turn bed 3 into en suite to bed 4, or vice versa, and make that decent bedtoom. If you don't have utility in old kitchen consider putting it up there too, though not sure how to access it.
Deornds on your lifestyle - if you have little kids, need a home office, want a more formal separate living room? Can you extend?
All this is fairly pricey though and unless the location in amazing i'd keep looking.

Put the kitchen/diner/living family space in the reception room, dining room becomes a play room, use the back wall of the garage for a utility area and the old kitchen becomes an adult snug/living room. You’ll have to move plumbing, I think.
