9-11k for a new bathroom

Just had a quote for 9-11k for a new bathroom. We're in Central London. The price seems a bit OTT. We need everything doing, new tiles, bath, vanity unit, lights etc but is a relatively small space. They also said it would take 3 weeks. We only have 1 bathroom and there are currently 4 of us living in the flat!

We had 2 done last year and it was £17.5k for both, but we are in East Midlands so likely cheaper

Best tip is have it done when you are away - the fitters can be much quicker without a family in the way and you avoid most of the mess!
You can save a bit by ripping it out yourself, but you'd need a portaloo if you only have 1 bathroom. Any outside space?

Have you got an itemised quote? It's easier to see where savings are possible if so

Jarstastic · 29/03/2021 13:52

That's not a bad quote. Particularly bear in mind they will have to pay congestion charge, parking etc.

A lady in the interiors arm of a leading central London estate agent mentioned to me recently she'd done 2 recently for £9k or £10k each but just regular tiles not limestone or similar (bearing in mind it was in bathrooms in a flat to be sold rather than an investment for people living there)

I was quoted £20k a while back but that included a fair bit of extra plumbing, new floor which needed work underneath and custom cabinetry.

Andthenanothercupoftea · 29/03/2021 14:11

If you only have one bathroom, they might b quoting so long because they'll need to make sure you have access to the toilet overnight etc, so it could be how they have to sequence the job. We had a new bathroom (bath swapped for shower, toilet replaced, new sink, floor and some wall tiles added) and it took just over a week, but on some days they only a half day because they couldn't start the next bit.

skeggycaggy · 29/03/2021 14:14

We just had ours done for £5.4k, south west. Took 2 weeks. Room was stripped right back, new floor, new plastering, moved some electrics, everything back in.

£3.9k for fitting & basic materials. Spent the rest on suite, tiles & flooring.

Qc16 · 29/03/2021 17:19

We’re in SW London - we got fittings for our en-suite shower room is from the Bathroom Discount Centre - we have a Crosswater sliding 1200mm door, Crosswater thermostatic shower valve and rain head and shower on riser, basin is a double Catalano one, the taps are HansGrohe and the loo is Duravit with a Geberit concealed cistern - total cost of that £3672. Plumbing was included total replumb of 4 rooms and new radiators fitted - total £3980 - a max of £1000 of that was for the bathroom. Flooring is large format porcelain costing £550 and the tiling £1000.
That makes a total of £6170 for the whole bathroom - look for plumbers out of central London.

OneRingToRuleThemAll · 29/03/2021 17:20

We had ours done last year. Essex, and it cost £15k. That involved moving everything around and making good old copper pipes underneath but it's not cheap getting a decent bathroom.

Qc16 · 29/03/2021 17:22

What kind of fittings do you get for £15k?

GoLightlyontheEarth · 29/03/2021 17:26

I can’t find a company that sells and fits where I live.

Ecthelion · 29/03/2021 18:10

A bathroom is a bit like a kitchen, you can basically spend however much or little you want. We paid £14k for a medium sized bathroom, lots of tiling and separate baths/showers. Add in a vanity unit with drawers, a medicine cabinet, and something like £500 for a fancy three panel mirror and you can see how it all adds up.

lazyakita · 29/03/2021 18:18

We paid 7-9k each for two small bathrooms to be completely gutted and redone here. Some quotes were as high as 22k for both, and we're in the grim North, so your quote sounds reasonable. Three weeks is too long, though. Ours took about 5-6 working days each, and that's with the fitters clocking off early most days!

jaundicedoutlook · 29/03/2021 18:26

As others have posted, it all depends on what you’re fitting and how much work is involved.

We had a bathroom with bath, shower, basin and lavatory totally redone last year and a separate lavatory room done at the same time and it cost £16k and took about three weeks. You can save money by selecting cheaper stuff and avoiding fitted furniture such as costly vanity units. Good tiling also increases the cost a fair bit.

From what you have said your quote doesn’t sound unreasonable, so long as you’re confident in the people doing the work.

BigGreen · 29/03/2021 19:43

We had our tiny bathroom done and it cost 9k, London last year. That was as low as we could get still using someone with an actual business (not cash in hand).

ThebirdsAndBeesWhereThere · 29/03/2021 20:02

Good price. I've just spent 11k on a new bathroom. Stripped back - few new bricks, new plumbing, plastering, putting several existing pipes into the walls, moved light switch outside, new door and new lighting. Then the normal tiling etc.

I paid 4.5k on toilet, shower and sink. 1.5k on tiles. Took 2 weeks.

In London.

Hazel444 · 29/03/2021 20:09

We are in SW London and paid around £6k (materials and labour) in 2019 for a medium bathroom gutted and reconfigured, fully tiled walls and new light fittings. Are you going super high-end? Our bathroom furniture was just from Homebase and tiles from Wickes.

notrub · 29/03/2021 20:12

So get another quote or pref 2 and compare!

No good asking people - everyone will have different prices for different specs!

PeachandBee · 29/03/2021 20:16

I've just had a small bathroom and ensuite done, completed just last week. It wasn't something we wanted or planned to do but a cowboy builder chasing a leak destroyed them so our hand was forced. We kept the bath and a toilet but everything else was new, inc replacing 50% of the plasterboard and replastering. We saved by only tiling the essential areas, choosing lino for flooring, midrange fittings and using metro tiles. In total we spent 7.5k without any of the fun bits like accessories and towels. I suspect the fantastic bathroom fitter we found took pity on us and gave us trade discount on the new fittings. I'm in Milton Keynes.

PeachandBee · 29/03/2021 20:18

Should add, it took two weeks and they made sure we had facilities available at all times.

BluebellsGreenbells · 29/03/2021 20:20

We had 3 quotes - builders were the cheapest quote - plumbers the most expensive

I also sourced all materials except plumbing etc so bath shower toilet sink tiles

Total cost was £3000 most expensive was the mirror at £200

BonnyandPoppy · 29/03/2021 20:29

We did our en suite for about £4500 which included 10 days labour. We had no bath though and we kept the floor (had new flooring) and just had the walls and ceiling replastered rather than replaced. I shopped around for the best prices and we painted it ourselves and took the rubbish to the tip ourselves.

Tillytwilight · 29/03/2021 20:31

I don’t think that’s a bad quote. I’m estimating £10-15k for each medium size bathroom

CatCup · 29/03/2021 20:32

We paid around 4k, but it was cheap and it looks cheap. 6-8 probably more average. Higher for london.

Springchickpea · 29/03/2021 20:36

SE but not london; around here a bathroom is roughly £3k for the labour plus the suite/tiles. We did two bathrooms for about £13k here, one to a slightly lower finish, but both stripped right back, complete re-plumb.

Redbrook · 29/03/2021 20:37

We’ve just ordered a new en suite today - we’re in the NW. All fittings, tiling, new ceiling and fitting is £4.8k. It’s the tiniest space imaginable and I don’t think I’ve chosen anything particularly flash. But it hasn’t been renewed for 18 years so definitely in need of an upgrade.
