Market timing

Just wonder what people's thoughts are on whether the market might pick up a bit at Easter like a 'normal' cycle with housing?

I'm getting ready to put mine on the market, but wonder whether to delay it to end of April in the hope that the market will pick up where I'm looking to buy.

I mean my house might take a while to sell, never know, although it's pretty hot here so don't want to put it for sale and then find very little available to buy.

I'd keep going, but not rush it. By the time you've had 3 estate agents, done photos etc it could well be mid April before it goes up (if you're not rushing it).

We're just putting ours on at the moment and because there's not much around, what does come up tends to go quickly.

You'll just have to be open with anyone looking to buy your property.

Plus, although I imagine it will change soon, there are estate agents around here that won't let you view properties until you have accepted an offer on yours.

The whole thing is a bit of a damned if you do/don't system, I can see why people get so stressed by at all!

Agree about damned if you do and damned if you don't! Honestly, everything I've bookmarked on Rightmove the past few weeks is now sstc. I'm not even being all that fussy, there just isn't a huge amount coming on.

I'm certainly taking things at a leisurely pace, but round here properties like mine are going sstc within a week or two. Crazy times.

Definitely put it on the market. The more coming to the market the more people will be happy to list theirs for a greater chance of finding something new so it helps your cause. The reverses is true as well, if nobody lists there will no houses to buy and it’s a vicious circle

In exactly the same point op, we're going to carry on snd will probably get ours on for mid April ish. I feel we've just missed a mass move of people as loads sold around sept-dec round by me in the north west. Hoping for a normal spring peak as the last few weeks there's been very little added that I'd even want to go and see. Good luck though x
