Estate agent contracts re private sale

So about 7 months ago we viewed a house which was up for sale, loved it but wasnt in a position to offer.

We have recently posted notes around this estate and the house we viewed contacted us to say they were considering selling (house was took off the market in Oct as they decided not to sell)

My question is how long would it be before we could purchase that house without the vendor being liable for agent fees? Any idea?

That's up to the seller to deal with as the fee is paid by them (from the proceeds of the sale). If you think you can offer less if no agent involved, I doubt they'd accept that.

No we dont want to offer less, it's just that they think they wouldnt be liable for fees as it's a private sale now (if we agree a sale that is) but I'm.thinking there is probably some clause in contact about that.

It'll be in the contract they signed with the estate agent.

I understand that they would be liable for the fees if the sale went ahead as a direct result of the agent advertising it but as you’ve posted notes and they’ve contacted you as a result of that I’m not sure it would stand?

If you viewed it through the agent the intro belongs to them. But contracts often say 6 months.

I was an estate agent and the original introduction was by the agents so fees would be due. However there is usually a time limit in the contract and the vendors need to check this.
