Hi, we are considering buying a show home on a new development (it is the only property of the type left in this phase of the development). I wondered whether anyone has had any experience of this and can offer any advantages/disadvantages based on your experience? Thanks ☺️

They are often slightly bigger and better constructed than the others on the estate. On the other hand, they aren't brand new but that should get you a discount!

Sometimes they are built quickly because they are a show room so short cuts may have been taken on both visible and non visible elements.

Eg my friend bought a show home. Her drains were excessively noisy when her bath tub drained! The plumbing wasn't built properly.

Usually they have all the upgrades that are not standard in the other houses, so you could be getting a better spec house. It will be 'used' but not as if someone else lived there. As it's the last house it should be cheaper than the others despite the upgrades.

The show home we went in needed loads of snagging so go and see it and really look closely at plastering, skirtings , pipes , rads etc..as all the lovely frippery draws your eyes away from the important stuff.

One of my friends bought a show home and got all of the furniture included for free! Smile

We brought the show home, it helped as for the same price we had all the carpets, light fittings and curtains included. We also asked if they could leave certain items - mirrors in bathroom and shelves in internal cupboards. (Usually the extras people pay for) the back garden was lovely landscaped & well planted.

They did removed and make good all the hanging pictures etc so make sure they agree to repair the holes made.

The only really stupid annoying thing is that when we would mention where we lived I swear every local regardless had had a nose at the new estate show house lol
