Attic room conversion

We have a large attic that is boarded out. Our 3rd bedroom is small so we’d like to use the attic. Unfortunately, because of our room shape, a proper conversion would be v expensive due to staircase/ head clearance. What can we do to use the room as a bedroom? We know we can’t officially call it a bedroom.

We basically want a couple of Velux windows on the sloping roof, insulation and plastered walls. There is a light already and some other electrics for bathroom below. We have a generous landing so a space saving staircase could work. Any ideas on costs?

You'll need to also ascertain if the joists can support furniture up there. I'd get a structural engineer (or loft specialist) in to talk about doing it properly and they can advise on staircase solutions and costs. Regulations are there for safety, not just to make life difficult!

You'll end up putting a lot of work in to then not be able to officially call it a bedroom. Have you had quotes for a proper conversion?
