Are external garages included usually on the total square footage of a house?

Just that really? Internal ones are, but should external ones be too? I thought anything completely external shouldn't be included? We want to look at a house, but think the property details are including the external garage which skews things.

That's what I thought, figured they should be the same as log cabins etc, as although obviously of value it skews the price per square foot?

They shouldn't be but sometimes they are sneakily are, I was looking at a floor plan the other day and they'd clearly added the external garage on as the downstairs total sq ft was significantly larger than the similarly sized second floor.

We once went to see a house that had a lovely summer house in the garden. It obviously wasn't attached, and had been really carefully placed, definitely a big asset, but they'd included in the total. Square foot of the house. This was a good few years ago, I never used to realise how things can be skewed by EA but my eyes are wide open now!

I should think so; they’re usable rooms (though that’s debatable!) actually adjoining the house.

Livable rooms are included. The floor plans should have something like
Total area : X
Total area excluding garage and outbuildings: Y

Conservatories are livable rooms so should be included. You don't live in your garage so even if attached i think it should be excluded (or there should be figures like above).

Estate agents always seem to include them but they are sneaky duplicitous bastards. Just be on the look out for it when selecting houses
