Wise mums, we would like to add an extension behind our garage/kitchen and change the ground floor layout. Looking to add a playroom/occasional guest room, utility and a small shower room. Do you think it's doable in such a small house or are we being unreasonable? 🙏🏻

Rear extension layout ideas/help please!

Whether you can do it or not may be planning dependent, but I can’t see why not. From fact you have a large (to my london eyes) garden, I’d extend out the back a little, so the kitchen diner exterior wall is in line with current sink wall bit. And have new build room from garage up to that point, with shower room, and access from kitchen diner.

Thank you, the house is indeed in London and as the house is detached we assume 3m extension falls under the permitted development :)

Do you use your garage? Could that be converted?

MaryIsA · 20/03/2021 07:31

How would you get the light back into the main house? Will it become quite dark?

Where are your drains?

Would it be easier to convert garage?

Those are my first thoughts.

Oh, and I’m not a mum.

Detached can go out 4m from original back wall. Assuming garage is part of original house.

Dailywalk · 20/03/2021 07:33

As permitted development I should have said.

Why don’t you ring a few architects and see if they’re available to call over and discuss your options?
