How many more viewers - 23 and counting!!

We have had our house on the market since December 2020 and initially went with a local estate agent had lots of views but no real support or advice - changed to Purple Bricks in the last few weeks and they suggested reducing guide price. We are not 23 couples viewing with only one second view and no buys. House is in a nice cul-de-sac close to amenities, kitchen needs updating but is huge and bathroom the same but we don't even get lower offers help....... can't keep up the showroom tiddiness anymore with a toddler lol

Price is nearly always the issue.

Sellers are loathe to drop the price, either because they have their eye on something and feel they ‘need’ the price they asking (but that has no bearing on what people will actually pay) or won’t drop price because they know similar properties sold previously at that price (but that has no bearing on what it’s worth today) or won’t drop price because they paid more for it when they brought it (but that’s irrelevenant too...it’s the price it’s worth today and people will pay today that counts)

Some people take ages to realise they must lower price. They are hugely resentful about it and seem to hate any buyers, especially if they offer below the new price and they have to take that price. However, it is always an option to remove it from the market if the price you can get isn’t acceptable.

It’s only worth what people will pay. Little things can make properties more likely to get people through the door to view, but when lots of viewing happen and no offers, it’s too espensive....and probably significantly too expensive if you aren’t even getting offers quite a bit below asking price. It probably feels like it’s in the wrong price bracket for that property in the condition it is. People do t even bother with a cheeky offer at that point.

Maybe change some of the flooring, particularly the blue carpet. The downstairs ‘bedroom’ would make a great playroom or almost self contained home office.

Move the little side table near the sofa by the door and shove the sofa over a bit so you have more space going into the room.

@Miltonglade - the stone floor sounds lovely, but I understand why it's covered if you have a one year old - glad you have shown it to potential buyers though!

Hopefully you will get an offer after the viewings this weekend, but if not, I'd consider getting new photos done without the kitchen carpet (even if you replace it afterwards for your DC) and showing the changes you have made to smarten up the garden and "dressing" the house.

As for the kitchen, I'd only consider painting the units if you are a good painter! While I love white kitchens units personally, wood kitchens will come back into to fashion eventually and if it was me, I'd be concerned about the difficulty of doing a good job on the units (but I'm no DIY'er Blush).

Handsoffstrikesagain/lamnotwhouthinkiam wow, what a mad couple of days manage to transform the house with all the suggests. Five views today - one said the house was 'Beautiful' and another couple have gone off to see what they would like to offer. So who knows may get an offer now. We did take up the kitchen carpet and it looks much better. Turned second bedroom around. Matched all linen and curtains with lampshades - added plants outdoors and indoors. Put up pictures. Moved lawn - took up weeds. No time to paint kitchen cupboards but if it does not sell this weekend I will start them. Husband exhausted gone for a lay down lol. Will let you know what happens thank you again x

This!!!! My goodness people are rude.

By all means give feedback, some of which may be hard to hear but be kind about it! I find it astonishing that people who clearly think they are better than others are so ill educated that they are unable to muster any decency or tact! Sigh!

Well done OP, really hope the hard work pays off. You have my full sympathy trying to keep a house showroom tidy with a toddler (like brushing your teeth while eating a packet of oreos).

Your house doesn't really appear to be a 4 bed or a semi. I can't see any side access, and the downstairs bedroom is juts another reception really.
Although why people couldn't see that before viewing I don't know

Fingers crossed for you OP!

I do wonder if people aren't reading the advert that carefully and not being prepared for the layout when they arrive, in some cases.

Obviously everyone on here can work it out, because they are focusing on why your house won't sell, but I do think some of your viewers probably don't fully understand the layout and then it's an immediate disappointment when they arrive.

Someone suggested billing it as a 3 bed + office, so that people aren't disappointed straight away (and may be pleasantly surprised).

Also, what's parking like? If it's a nightmare to park and you have lost your garage, that may put people off.

Well done op. Some of the suggestions people make on these threads are madness. I would add up what it would cost to get all the little bits done and knock them off the asking price.

Painting a kitchen is a bloody huge job. I've done it, going from dark brown to white. Sanding, primer and three coats of paint. It took us bloody ages. Days and days of wet cupboard doors hanging around. I would do it again for a house i was going to live in but no way for a house i was going to sell. There are other ways to freshen up without embarking on a whole kitchen renovation.

Update: 30 views and counting - last reviews - loved the house and they were not about price but things we couldn't change ie Master bedroom needed to be slightly bigger, schools and couldn't get a big enough mortgage so onward we go.

People grading us with 5/5 stars for price etc and then not putting offers in. All supposed to be ready to buy and serious viewers. I think people are expecting an awful lot for their money now. It is a nice house, great neighbours, great road. Purple Bricks said it is taking people between 30-40 viewing to sell - sign of times I think
