We have had our house on the market since December 2020 and initially went with a local estate agent had lots of views but no real support or advice - changed to Purple Bricks in the last few weeks and they suggested reducing guide price. We are not 23 couples viewing with only one second view and no buys. House is in a nice cul-de-sac close to amenities, kitchen needs updating but is huge and bathroom the same but we don't even get lower offers help....... can't keep up the showroom tiddiness anymore with a toddler lol

Bit hurtful CharlotteRose90 this is our family home. We took out book shelves etc when we painted out front room and kitchen recently. Please be honest but please be kind as well yeh!

I must admit I don't understand all the hatred of ceiling fans either - my house is only a few years old and well insulted/eco built but I still purposely put low level white ceiling fans in all the main rooms.They are more ecological than air con, and I think they look nicer than the normal electric plug in ones (they also remind me of being on holiday abroad when combined with decor like white walls and warm wood floors!). I can't stand being hot, so they are used most of July and August and the rest of the time I hardly notice them, they are just normal lights.

Anyway OP, unlike some pp I'm not sure that the price is the major issue at the moment (your lower guide price seems fairly reasonable for the area and you are getting the viewings.) I can only think the house maybe looks a bit unloved in person, and that's why you aren't getting the offers?

Before reducing the price too much, I'd try cheap things like finishing any small jobs that could psychologically be putting people off (like touching up or repainting any chipped/faded paintwork in the house or discoloured grout in the bathrooms, powerwashing the drive and weeding the rear patio, mowing the lawn and perhaps repainting the fence etc).

Then try "dressing" slightly for added appeal by putting bright plant pots under the front bedroom window and on the rear patio, rearranging the beds in the bedrooms so the headboards are against the walls (but not under the windows) so the bedrooms have better flow, removing the kitchen carpet (most people don't want carpet in kitchens, what is underneath?), and de-cluttering the bathroom. This can all create a more harmonious feeling quite easily, without major work or money. Good luck!

Thank you IamnotwhoIthinkIam - we are doing all these things now - the carpet in the kitchen is coming up it is a rather nice stone floor but a carpet had to be put in place because our 1 year old little girl kept falling over on to it and making us nervous. We tell the viewers and are able to lift the carpet edge but we will remove it now to show off the stone floor.

The photos are dreadful, the 4th bedroom isn’t a good idea and to be honest it looks more like a rental then a home. Doesn’t feel or look homely to me.

I feel your pain OP I have my 16th viewing tomorrow with someone who feedback to the estate agent was I want 3 bedrooms I have 2...I want a semi I’m selling a terrace...I need a driveway its on-street parking..I like a open plan kitchen/living room it’s 2 separate rooms...I have no idea why they are coming for a second viewing when nine of their requirements are being meet Confused

Ahh I was going to ask what was going on with the kitchen floor.
I do think it is a bit of a renovation house for someone so I think the price does need to reflect that.
The internal floor space is pretty good for a 3 bed semi and it does have potential but really needs modernising throughout.
I'd drop the price and market it as a house with potential (potential for extension in the large garden STP) then you'll get people who aren't phased by the carpet in the kitchen, dated bathroom and all the colours etc.

Does anyone in the house smoke, or do you have pets? We viewed a lovely house a few years ago, excellent price, perfect area. When we went to view it, the whole place absolutely stank of wet dog and stale smoke, there was no way we were ever going to buy it no matter how perfect it was.

I’d really not paint the kitchen cupboards. That’s not the major issue. And if it’s not done well it’s going to chip very quickly. Giving you a bigger headache.

I’d paint the coloured bedrooms. Snd replace the carpet in thr blue bedroom at least. Power wash the patio slabs outside.

I totally disagree with hands, as said, I’d not paint it. And not white. I’d use a matt paint to make it more modern, no one uses satin anymore, and pick a Colour that goes with the worktops.

It’s not a bad kitchen and really isn’t the major issue in the house.

I agree. It's obviously not putting people off as you're getting plenty of viewings. Painting a kitchen that most people will be looking to replace seems like a huge waste of time.

Honestly I prefer the first. There’s just no need for her to do this. The kitchen is simoly not the big issue here, and that’s a massive job. Painting out the bedrooms, freshening those up, replacing the blue carpet, will make a bigger difference.
