We have had our house on the market since December 2020 and initially went with a local estate agent had lots of views but no real support or advice - changed to Purple Bricks in the last few weeks and they suggested reducing guide price. We are not 23 couples viewing with only one second view and no buys. House is in a nice cul-de-sac close to amenities, kitchen needs updating but is huge and bathroom the same but we don't even get lower offers help....... can't keep up the showroom tiddiness anymore with a toddler lol

Gonna be harsh OP:

  1. No kerb appeal - the main pic highlights a grubby drive and a scruffy lawn - tidy up, get some tubs with cheap spring plants
  1. Red and black good for Gary Numan fans. Otherwise no. Get rid of the red and soften up the black with some snuggly looking cushions/throw/plants
  1. Your kitchen main pic focuses on a huge American fridge.I can’t see where you prepare food. The table and chairs area looks a bit tired and neglected
  1. Too many colours, at once, in too many rooms. Get it neutral then accessorise with pops of colour.
  1. Mow the lawn, make an area for play for the kids and an entertainment area.
  1. Depersonalise doesn’t mean stark and empty. A few nice pictures, cushions, a vase of flowers and give the garden some tlc
  1. Lose the random hand towels from the bathrooms. The only towel that should appear in a photo should not be ones you use, should be big, carefully folded and luxurious looking.
  1. Price - it obviously looks like too much work to warrant the price, and your bracket is within competition of the 6895357888 new builds offering the world.

Go to a few show homes, and copy. The style is probably not your taste, but these developers know how to get into buyers heads.

Stage that forth bedroom as a study. People are working home a lot more now. We bought a house which had garage conversion as a study. The vendors didn't advertise our house as five bedroom house but four bedroom with a study. Dh wanted to have a study so we were looking for houses with a study.

From the outside picture it's not clear which bits are which house.

The lounge looks small with the door partly blocked and it's very bland. The only thing that catches my eye is that red shelf. The kitchen diner looks very disjointed.

Why is the bed the wrong way round in the second bedroom picture ? It gives the impression of an inflexible space.

It's also not really a four bedroom house, it's 3 bedrooms with another reception room which is so narrow as to be impractical for a lot of uses.

But people can see the floorplan! All the posters saying the 4th bedroom is astudy - this is more than apparent from photos, and all the room sizes are stated. People still want to view.
I'd say possibly the decor is more tired htan appears to be as the photos are 'bleached out' - so I think it's a bit overpriced for the amount of work needed.
It's still a reasonable value for MK of the floor space / layout but people want less for the work if many similar houses are on market.

@Handsoffstrikesagain sorry to derail the thread but how would you decorate a dark windowless bathroom? I’m thinking white hexagonal tiles in wet areas and then maybe a soft pink or duck egg paint. I’m really bad at this stuff tho so any advice would be great

Ceiling fans scream at me that the wiring hasn't been looked at in decades. Kitchen ok ish I could live with that
Layout in lounge would put me off.
Your lack on making the garden look like a lovely place to be in , lets be honest is just a patch of uncared for grass, tells me you don't love / care for
it so the house could be unloved as well.
Tbh , it looks like you see it as somewhere to live and not a home.

@Handsoffstrikesagain it’s only small- newish build house. Bath with shower over, toilet and sink. No windows Sad. Flooring is a grey striped vinyl (but am open to changing)

I agree with others that dropping the price to 300 will get more offers - even just dropping the "guide 315 to 325" wording would help as at the moment that's discouraging offers of 300. I wouldn't price at 295 as others have suggested as youre much better off being on the rightmove boundary so you show up in more searches and are less likely to be hidden on the second page. You need to reduce your price by 2% to trigger new rightmove emails, anything smaller than that isn't worthwhile.

Thanks @Handsoffstrikesagain. It’s the family bathroom. I def could look at those lighting options! I was considering spotlights but if they would work better I’d be happy! So you think go with a glossy white metro style tile?

Takes five mins tops to remove a ceiling fan? Not sure what the issue with those is? We put them in every summer and take them out each winter.. it’s easy.

It looks a nice family house to me. That does seem a lot of viewings, what has the feedback been from the EA? I hope you get a buyer soon OP. Good luck.

Agree with the PPs about the study and that with so many viewings, it's not just price (though anything will sell at the right price....).

I've been on street view in your road and if I've got the house right, it's really over-extended compared with lots of the other houses and the extensions you and the other semi have done are really unbalanced and look odd. For the money (or less), people may prefer to get an i extended house and extend it differently. One in your road sold in the summer for £275 - same
basic layout but much without the garage conversion so looks nicer (sorry!) and now people would probably do a different type of extension from your one.

We have 5 viewings on Saturday and I would like to thank everyone for their 'honest' views. My husband has cut the grass and painted the fences. I have bought cushions, plants and paint for the kitchen cupboards if we don't sell this weekend. We have rearranged the furniture in bedroom 2. I have bought pictures etc ... fingers crossed

The photos are dreadful, the 4th bedroom isn’t a good idea and to be honest it looks more like a rental then a home. Doesn’t feel or look homely to me.
